Id go vert for trees, I just cant see how u could get 6 to 7' penetration with overhead light like u can with vert.

Id do the tree style like heaths or screens with 4 plants around 2 or 3 vert bulbs. With the right strains its very possible to get into that 1.5 to 2gpw range.

Well let's do some math to see how big these plants can be with Gavita's or E-Paps and see what we are dealing with. If I have 10' ceilings, the light itself loses 1 foot of space. Then the lights have to be 3 feet away from the canopy. So far that's 4 feet lost. Then the pot that the plant is in is at least 1 foot. That's 5 feet. So that makes a potential 5 foot plant. But then you have the bottom of the plant pruned as well so I'm counting a maximum of 4 feet of penetration. Maybe you're right though and I should just run vertical. To be safe I just better do a test and see with my own eyes. Those Gavita's seem to put out a lot of light compared to some IC members here. I think they can penetrate a 4' plant but I'm just guessing. In the end it's all about the combination between yield and quality. Whatever does the best is the one that I'm going to go with but I won't know until it's tested. I'm seeing great results in all different situations on other people's threads so I really not going to form any opinions until I see the tests with my own eyes. Should be lots of fun actually. Thanks for your advice.

I've been pretty overwhelmed trying to make a contract for this situation that the landlord would sign. It was becoming a little stressful. Snypette was able to find some contracts online and we were able to piece a good contract together that the landlord agreed with and didn't want any changes.

The problem that I was having was leaving a lot of things to do with the option to purchase and owner financing but leaving small details to be explained in more detail at the end of the lease. I was able to sneak in another sentence to be able to delay the closing for an additional 60 days from the end of the expiration of the lease. So we basically have 8 months to come up with the down payment which makes me feel a lot more comfortable because our grows never really go as expected so we need some room for error and complications.

The down payment is basically the equivalent of 6 pounds and the hash oil should cover building the grow. The goal for the first crop is to produce 10 pounds and if we were to reach that goal, that would be more than enough for the down payment and expenses and a little profit as well before the new room comes into play.

But I was scared because what if something happened to the first crop then we wouldn't have time to finish the second crop in time to pay for the deposit. So now that I was able to get that sentence in the contract, we bought ourselves an additional 60 days to be able to get the down payment together. Now I'm less stressed and ready to get to work!

Hope you had a good real estate lawyer look over the contract, if its worded incorrectly it can be void or illegal which would make it void. There's even free online sites where you can ask a real estate lawyer. Worth your time to pay someone with the right knowledge and skill set to get it bulletproof.

Just don't wanna see the dynamic duo get screwed.

I hear you. There was no lawyer involved for this contract but for the purchase and sale contract there will be a lawyer involved. This contract is not as important as the next one will be and we have 8 months to figure that one out.

This is not a typical situation. The area that the house is located is in distress. There are no buyers at the price that he wants. I know this because we tried to buy this house 9 months ago. He thought the ball was in his court and thought his house was worth more. I told him he should talk to a realtor because no bank is going to finance your house for someone. Long story short, he backed out of the deal and listed his house on the market for 9 months for 30k less than we just offered him. When I called him back a couple weeks ago after not talking for 9 months, he said that I was right and he said he was kicking himself in the ass for not signing the original deal months ago. He said his wife had big ideas of how this house was going to sell fast and now the wife is out of the financial picture.

So basically, the house is not rentable because there are no kitchens or bathrooms and no way to heat most of the rooms. The guy knows that he needs us because he's an old man and needs to cash out of his house somehow to get some money.

When I do these owner finance deals I make it very profitable for the person selling the house with great interest rates of up to 9% and 3-5 year pay offs.

Yeah I had problems with the other farm but there were greater problems that we knew about from the start that made it an unsafe investment but because of how great the house and land was, we chose to take the risk and hope for the best.

Yeah you know how it is! Hope all is well! Speaking of quotes, these are the quotes that I look at when things in my life seem rough:

You can’t connect the dots looking forward; you can only connect them looking backwards. So you have to trust that the dots will somehow connect in your future. Only those who will risk going too far can possibly find out how far one can go.

Often the difference between a successful person and a failure is not one has better abilities or ideas, but the courage that one has to bet on one’s ideas, to take a calculated risk – and to act.

We are currently pursuing avenues to make this grow 100% legal! I didn't even know that this was possible but I had a meeting with some growers who are already legal and they are going to help us with the process. If things go right, we will be allowed to flower 30 plants! Pretty crazy!

I was going through the seed collection and some things were stolen at the other farm. I'm not sure how many packs of seeds are missing but I lost all my Sour Diesel IBL's and Chemdog Sour Diesel and most of my Blockhead IBL's. After thinking about it for a day, I figure it's best to go through a bunch of packs that have nothing to do with Chemdog or Sour Diesel or OG because everyone is going to have them. Going to go through a bunch of stock from the 90's and see if we can find something different. Smoking these chems and sours all day eventually makes it so you can't get high anymore because it's so easy to build a tolerance to them.

So we are leaving in the morning to the new adventure! Hopefully we can get the internet soon. We got 17 plants to root and it's time to get these things under some 1,000 watters to veg! See you guys when I can and good luck with your grows. We'll be taking pictures of the progress of the new farm and build.

Just my :2cents:. Vert definitely has the potential to spank horizontal lighting, but like all methods of growing there is a learning curve. Considering you really need to pull this crop off to the best of your abilities, I wouldn't deviate from your normal method until failure is more of an option. That said, if going horizontal gavitas would be among my top choices for lighting :tiphat:.
