now this is some very helpful linking

i dont mind paying $35 for 40 litres of turdface, im paying $35 for 50 litres of coco anyway, and turdface is reusable.

but whats really interesting is the kitty litter link. Ive already checked every shop for kitty litter with DE with no luck. But i can find Akadama kitty litter and just ignored it. That last link says you can use Akadama for a medium too. Maybe ill be the first Akadama PPK on the site :)

You don't have to worry about credit as much with a sizeable down payment and proof of cash flow... When searching for houses, I found many owners were flexible as long as you could show cash flow one way or the other, whether or not it's reported to the government via income taxes... In the current economy, most property owners just want to get out from under their house... And on a rent to own basis, if you miss too many payments, they get their property back and the process starts over... I'm just saying even with my shitty growing, I've secured 2 houses... I don't worry about any sort of inspections. I can modify my houses in any way I wish.

You can dooo it... Nice sour d's.

First off want to say great grow there op keep up the great work other then your pots little to small it looks awesome

Bobble head that sounds little wrong there you mentioned a long a you got cash flow one way or the other ??? and not reported to income tax etc first off i will use someone as a example here True story
Young guy rented to own didn't work but had all this cash flow from unloading 100's of pounds a week driving a 90,000 dollar escalade , as well a new CTS Cadillac, , outlaw race car in garage, and a new R1 yamaha life was great he payed his rent to own property, valued @ 750,000 for 2 years to the owner
as the mortgage came up it was time to put his name on it all happy on 3rd year when property taxxes were due he paid the 6000,00 only to find 4 months after that audit time
yup government was wondering where you get all this money from a simple social insurance check and this kid doesn;t nor ever worked hmm the government is thinking ???? if that makes sense now under investigation
With that said i hope you understand its not that easy
secondly when was the last time you went to your bank and deposited any where from 8 - 10,000 cash ???? they will ask you where it came from and it better be a good answer or yup the dreaded government gets involved

Seller-financing (rent to own, land contract, whatever its wrapped up in) doesn't require credit/assets/income..

If you want to finance (through Fannie or Freddie, which is most lenders these days), that's a different ball of wax..

Edit: Made it to the big keys, easier to elaborate. Basically, any place you think of as a source of "traditional" financing (Chase, Fifth Third, Bank of America, the Credit Union down the street..) all sell their loans to Fannie or Freddie - and both of those agencies have criteria that must be met on a loan before they'll buy the loan. The classic assets/income[W2s/1099s/1040s -- NOT mattress money)/credit/debt-ratio deal all applies there..

So what you're looking for is a seller who will let you pay cash, over time -- that is, who won't demand a lump-sum payment on the balance due after x-months.. (Unless you can come up with the cash for the balance)

I'm sure bobble can elaborate in more actual detail, but it would seem to me you're looking for two things: 1. Seller-financing and 2. A property with a purchase price you can feasibly pay in cash, be it today or over the next x-months (that you'd ideally lock in with the seller/owner, on paper, so you're not putting yourself behind the 8 ball with a balloon payment due, especially if you're not otherwise credit-worthy).
