I heard about this possible scenario 6 mos. ago from a very canny/astute businessman friend of the family who was putting his mid East Coast beachfront hotel/convention center on the market.

This guy (a republican, natch) has many friends in politics and the business world and when I asked him "why now when covid was almost over and the hotel was doing so well?", his response was #1 his age, #2 the hotel doing well during covid was a great selling point and #3 the sub/tsunami factor.

Not believing #3, I then asked how a tsunami could reach Washington, DC and his response was that it didn't have to reach DC, just the hotel.

He recently sold the hotel to a democrat for a nice chunk 'o change and I could 'see' the smirk on his face when he told me in the phone conversation.
