I am at the final stage of buying a warehouse for a HC licensed grow. The deposit is paid and everything seemed perfect until I asked for the strata rules. The realtor sent me the rules along with this email:
[FONT="]"Pretty standard stuff, the most important one is the issue of allowable uses for the space, it was primarily written to ensure the safety and compatibility of different owners under the same roof. The unfortunate reality these days, there have been cases in BC where marijuana grow operations try to sneak into a strata building, the rules are structured to trigger a series of fines and legal action to have that owner cease and desist. Bottom line is to protect the investment of ALL of the owners and ensure that one owner is not causing problems that will negatively impact the other 5 owners.[/FONT]

[FONT="]Your welding business should not present any problems, if there is another angle to your business that has not yet been disclosed or discussed with the owners, it is much better to have that conversation now rather than after the deal completes. [/FONT]

The strata rules he sent only states that no illegal activity can occur. It also states, just like every other strata that the strata can come in for inspections. If I am not breaking the law in any way then how can they fine me?

I need someone with some experience in this to help me decide what to do next... Do I tell him we will be growing legally? I know they wont like it and I don't want anyone to know except for me. I may loose my deposit also. But at the same time I definitely dont want to to start getting mega fines in 6 months once my license comes. Not sure if they can fine me if I am not doing anything illegal or anything that is stated to be not permitted in the regulations.
