Any one done Health Canada grows in a strata building? Need Advice QUICK!

I am at the final stage of buying a warehouse for a HC licensed grow. The deposit is paid and everything seemed perfect until I asked for the strata rules. The realtor sent me the rules along with this email:

The strata rules he sent only states that no illegal activity can occur. It also states, just like every other strata that the strata can come in for inspections. If I am not breaking the law in any way then how can they fine me?

I need someone with some experience in this to help me decide what to do next... Do I tell him we will be growing legally? I know they wont like it and I don't want anyone to know except for me. I may loose my deposit also. But at the same time I definitely dont want to to start getting mega fines in 6 months once my license comes. Not sure if they can fine me if I am not doing anything illegal or anything that is stated to be not permitted in the regulations.

the way they can fine you is through the city.

if you do a half ass grow, that isnt up to code, they will cancel your gas, hydro and plumbing until you spend the 20,000 to 30,000 bucks that pays for the city employees inspections, potential police wages, plumbers, electricians and hygenicists. but becuase you are legal strata cannot do anything hypothetically.

hereds some pics of a doubledecker i created for a client. most of them are always in warehouses, but be professional and spend the money on up to coding everything, and cherck with the city you are growing in to make sure they dont have any med grow bi-laws, and go get a good lawyer on retainer, mm

ps i have had to drop many cheap clients who wouldnt listen to me and have been cuaght without coded grows. they have to spend an arm and aleg to get them back up and running. its a shame cuz a penny spent now is a 100 bux in the future...

sorry for the pics if they dont turn out.

the structure was built first, codes and permits pulled, then inspected.

the wiring was done the same.

all the plumbing/hydro system were installed after the city okay'd the prior 2 permits.

police have been there many times because of alarms, they conatct the city to let them know theres a grow, city never shows up becuase its all been passed, no fines or taxes, mm

earth to big bag, osb doesnt gas off outside the grow space, lol, esp when it is cool and unheated, haha dumb ass,

and it doesnt magically gas off through walls, into the grow, no matter how baked you get or stupid you sound lmao, mm
 
Thanks alot med man. Yes everything will be up to code. That is number 1 priority. Using a reputed electrical company who has done lots of these jobs. Was thinking of doing the double decker design but I was concerned that would not be up to code. I havnet checked the building code of the city it will be located but I do know the city I live in has a pretty silly building code for a mezzanine. They only alow 40% of the space to be mez and of that only 10% can be enclosed. Does that second floor count as a mez? And was it much more expensive to build than say two groudn floor rooms?
 
Looks like my partner is going to have to tell him tomorrow what the plans are since they will probably find out at some point and I would rather not have bad blood or conflict over the fact that we hid it from them when they pretty much straight up asked for the truth. May have to take legal action if they are huge pricks. We will see in the morning.

pitt meadows has a bilaw as well. but not the same as surrey.

they had 2 options at that production site. 1 big room. or 1 double decker at that size. they went with a dd becuase they can pull i big truck in still, and a ton of room for storage too.

you should not have any issues with strata if the city passes your work, mm

basicly if what your doing is affecting any of the other owners then your in shit...and this means anything...

unfortunately, you are NOT licenced yet and marijuana medical growing is subject to municipal, provincial and federal laws. i have experience in setting up grows and your insurance becomes VOID therefore this would impact the other strata owners.

as well you become a target for the "riftraft" that will hang around, thus becoming a nuisance to the other businesses. you basically are at the mercy of LEO who may not even respond to an alarm from you. i would not even attempt to wire the section of the building nor rent/lease it unless it was for equipment and storage only.

this is my own experience from vancouver, kelowna and kamloops BC.
 
Obviously no grow would take place without a license first... That would be illegal. There are insurance companies that cover med grows. Can anyone refer me to an insurance company that handles commercial buildings and has MMJ coverage available pls.

Not sure what you mean "riftraft" seriouse6. Are you referring me supposedly "hanging around" the outside of the unit that i own?

If you get an inspection and your inspector says oh yeah this house had a grow then this all gets written into the contact and it becomes hard to sell said house or not lol stay smart and safe headband 707

Our grow space is separate from our house but it's located in a strata building and is zoned for commercial. We just had to get expensive "specialty" insurance because 99% of typical insurance companies will void all coverage if you grow indoors.

perhaps we were an exception to the rule... small community etc.. just our experience
