So we are refinancing our house, and they have to come do a home appraisal. What the fuck! I have the bank convinced that part of the house has sensitive business items in it, and no one can come in there. That being said I have some Chemdawg ready the 10th, and it is killing the new filter that I put in about a month ago. What the fuck do you do? My stomach hurts. This sucks, but we need to refinance to save the money. Any ideas?

depends on what type of inspection it is,there is also what they call a drive by where they only come and take pictures of the front of the property.but if it is a full inspection the appraiser will be measuring all interior rooms and taking photos of the living room,kitchen,dining room,master bedroom,the main bathroom and front and back shots of the house.

The person at the bank said that he had to walk through the house. She did not think he had to take pictures of the inside, and that it would be ok to not go into part of the house that was used for "business". If anyone needs to build anything out of "shit bricks" hit me up because I have plenty. :)

Say its your bondage den, They will be too red faced to say anything about the room, or bring it up later. Might look at you weird but, thats not so bad.

In the past,The Uniform Residential Appraisal Report (UPAR) consisted of comparative market analysis or a broker price opinion. That was known as a drive by.

I wouldn't expect that.

Put a keypadded door knob on it, only have the wife at home for inspection and she can bs the appraiser and say it's ur office. If the house has a similar sized room next to it, it tends to work better she just tells em it's the same as this one just full of filing cabinets and a desk :joint:

Me personally, I think i would wait until after harvest to get the ball rolling on this sort of thing and then get everything out, let them in to do their thing and then get back to business.

(I know this isn't helpful for the OP at this point, but for anybody else thinking about this...)

Good luck with this and keep us posted so we can all learn something from your first hand experience.

What sucks is when we were first started talking about this with the bank they said that the appraiser could measure the outside, and take a picture of the front and back. Then we locked into this deal, and now the appraiser has to come inside, and count the bedrooms, bathrooms, etc. I told the the bank the appraiser will not be getting into this room no matter what, and they said that it should not make a difference. She even told me when she had her hous appraised that they had a room full of eBay shit, and the appraiser did not go into it. I don't think it matters at this point what anyone says. My asshole is going to stay puckered until this shit is over. I will let you know what comes of it, and maybe others can learn from my experience. The chemdawg might have to come down a little early. Only time will tell.

Why not just make up an excuse about vacation and wait a month to refinance....Unless you trashed the room. Then might as well just stick to, "NO FUCK U MY ROOM"

ya, just measure the room, and if you have an old photo of the room....or look online for a similar looking photo (that could help) and while they are thinking and looking at the photo, drop the "my wife and our "private sensual" den". give the person a smile and or wink, then walk down the hall ranting about how your really in a rush to pick up some a new "massage table" that you found for a sweet deal on craigslist. good luck, let us know how it went

If it's like they do here they will want to see every room regardless. Have had 2 appraisals and both the guys stated they HAD to see every room or the appraisal wouldn't be completed because they have to verify there is no damage to the room. 1 of them even told me he had gone to several houses where the owners had him go outside and wait until they got the room "cleaned" out so he could look in there. Maybe consider a uhaul for the day and move your grow back in after the inspector leaves.

I would hold off on the refinancing until you harvest and completely disassemble your entire grow.

yeah yeah good old rental trucks, nothing like it when you need to empty a grow room on short notice for a few days. buy boxes from a carton company that are big enough to fit your whole plants in them and start packing shit up a few days before leaving the plants and lamps, ventilators till 24 hours before then pack it all back in when it's done. this way you will have peace of mind and the evaluation will be completed without hiccups. unless you don't care too much about the appraisal then you can just bluff it out not letting them in there period.

think it's just going to come down to the inspector you pull in whatever market your in.

u might get screwed if they are sticklers to the rules, cuz they're supposed to actually go in all the rooms to make sure the valuation is correct & nothing is noticeably wrong, like rr said.

u might get someone that is pretty darn lax, esp if its a newer development & overall looks good when they drive up & get into the main entrance/kitchen area... they'll just trust it & make the check marks to move on quickly. is the inspector up tight & a stickler, or is he cool & just doin it for an easy buck...?

what did the bank say about u being so sensitive anyway? just curious, cuz it must've sounded kinda odd... like somethings up, ya know? lol


maybe... you have a renter with a sublease, friends of your girls mom that is up there for the summer/winter/whatever, looking to make the move & is actually getting a place for herself at the end of the month, which you are thankful for, cuz she's been nothing but a fucking pain in the ass since she got there... spoiled little rich fuck. well, my girl was cleaning the place, cuz half her shit gets spread throughout the entire fucking house & my girl goes in there to put her shit back to discover a can of coke spilled all over the desk & on her little throw rug... talk about pissed the fuck off, man, she didn't shut up for an hour about that rug. well, that girl freaked out that we were in her room, talked shit to her parents, who talked shit to my girls mom, and well, there's a lock on the door now & we aren't allowed inside her room until she moves... can you believe that shit? she's at work now, sorry bro.

The correct answer to this is always "Medical Transcription". The most clueless SOB in this country knows medical records are damn near sacrosanct, and you caneven quote HIPPA, which says records must be protected from unauthorized access. Eaiest way to prevent unauthorized access? A locked door :)

Now its not some embarrassed perv not wanting to open the door, it's the full force of the Federal government telling them they'd better fuckin' not open that door :D

I recently refinanced my house (WA state) and had the same problem. The appraiser came by and insisted on measuring every single room of the house. Several of the doors in my basement were locked (one of which was my grow room) and I was (conveniently) not there to open them, so they said they would have to come back to get into the locked areas before they could complete the appraisal. I offered to send them the measurements and save them the trip, but no luck. I had five or six flowering females at the time. I wrapped them in garbage bags and hid them outside under my deck, and completely dismantled and cleaned my grow room. Fortunately I designed everything to be taken apart easily. The whole process was extremely stressful, but my plants seemed to do fine. I had everything set back up within a hour after the inspector leaving. Good luck!
