hey hows it going rmccinc? nice grower you have there. Wondering if you can help me out. I have 20k to spend on a grow op and im really thinking about renting a warehouse and start off with about 12 to 15 lights then go bigger with each harvest. But im not sure how to go about renting a warehouse. Is it the same as renting a house? i heard that if you say you are using your warehouse space for a business then they have inspections a few times a year (not sure if this is ture). Could i just tell them i need storage space for big machine equipment? I just want to make sure there is no inspections.

What state are you in? In Co, you have to register the biz. And we do have a few MMJ-friendly landlords.

But I hear it depends on what REGION/COUNTY you are in...Peeps are saying the south is not so cool.

Yes, you will be open to inspections AT ANY TIME, by the Fire Department.
Really depends on where you are. You may wish to talk to some clubs or cooperatives to see if they have any help/direction for you.

It's not like renting a house. You're more like an owner than a tenant. First you often pay for all maintenance. The furnace breaks, you pay to fix it. You pay the property taxes, etc.
You'll need liability insurance for your business. The owners will want to know what you're doing in the space. The building owners will certainly come by for a visit within a couple months of the beginning of your lease to make sure you're not doing anything dangerous. Not necessarily looking for a grow-op, but maybe dangerous chemicals or something similar. Fire inspections are pretty rare. It certainly isn't several times a year, more like once every several years. Cities just don't allocate large enough budgets for more inspections.

A couple benefits of warehouses. Use as much electricity as you want. The noise of air conditioners and fans are completely normal. Commercial roofs (like EPDM) make ventilation holes very easy. You can typically build whatever you want inside your space. Very rarely do people get permits for putting up a couple walls in a warehouse.

Downside. Close proximity to your neighbors if you're not in a stand-alone building. An odor leak is a big problem and it requires immediate correction. Even if you're legal, you don't really want the security risk of other tenants knowing your operation. Possible fire inspections.

Think of a business you can use as a front. Don't stand out. Find a non-descript building. Go there just like you would go to work. Talk to your neighbors. Have you shit together with your story. Know the business you're pretending to run. (at least enough to bs your way through casual conversation)

i like everything you said up to this part ^^ this is why rules and regulations are gearing to making it harder for us wanting to do it LEGAL!
 
i think superultra pretty much summed it up. if your in a legal state go completly legal and don't try to hide. our owners and property mangers know exactly what we are doing and made us do things according to how you would run any legit busness. ie taxes, insurances, permits ect,ect. we got it all. no fire inspections after 6 months so far. but we also took our 4 fire extinguishers to the fire department to get certified. there not alot of commercial space out there willing to rent to these biusnessess they they are out there. it's just a matter of hunting and being patient. i got rejected atleast a dozen times before i found our spot. and now i have 2 other spots if i expand again while everyone else in town is finding zilch. it just takes time and effort. also when you talk to people be proffessional and speak facts that they can relate too.

No shit...When I met with the landlord I went biz casual, had all my paperwork in hand and about the only thing he wasn't comfortable with was security...til I explained that no respectable grower tell anyone where he grows..that and the camaras/alarms I have put him at ease. Hell the guy is about 75 and wouldn't even talk to me at first. You really just gotta go in and, like rmccinc said..."be professional":tiphat:

hey guy's how's it going. sorry i haven't been around much it's just been real busy getting things al cleaned out and reset not to mention all the other rooms that need my attention. plus my contractors screwd up and couldn't take my meds till next week because they bought to much last week so iv'e been out trying to hussle my meds to other dispenceries around town. well i got to get the boy to school but i'll be back tonight with a proper update of how things are going. happy growing.
 
hey guy's how's it going. well i had to take a little break from hear but know i'm back for another update so hear it go's. well it took awhile but we finnally got all of our 2nd room cured up and ready and ended up with just under 8lbs. i would have to call this a fail in my book but we did have a long hard battle with this room sufferring root rot back during christmas. so all in all we got lucky it could have been worse. our first room is doing ok it's now 4 1/2 weeks into flower and buds are starting to bulk up a bit. during harvest we slacked on watching ph for a few day's and it really shows. we got some spotting on leaves and my royal hawiians yellowed out a bit but i think i got it back in check now and there looking alot better. well my 3rd room is 2 1/2 weeks into flower and and i think they finnally stopped stretching. holy shit this room is totally out of control. some of these girls stretched over 2ft and i have some plants that are now pushing the 7ft mark. we went into them and lollipopped them like you can't believe. i meen some of the plants we lollipopped over 2ft up. it's total madness and just reasures myself when i say i won't mix strains in the same rooms again. well for the last room. room # 4 is doing great. there 4ft+ tall and we flipped them into 12 12 a couple of day's ago. well that's it for now hears a few pics for you guy's to enjoy. happy growing
