4K in a garage with the same sizes as you. I built a framed out room thats fully insulated so that does help me keep temps stable. Air cooled lights that are no longer air cooled due to the cool air outside.
36K Btu 13 seer. Works like a dream, even in the early summer i never had any issue with controlling the heat. for that size space i'd be amazed if this size didn't work for you.
