How about calling the electric company and tell them that you overheard a renter and landlord talking at Lowes or some public place. You mentioned this tax credit to a friend and now he wants to know the details to see if he can get a tax credit for insulating his place...might find out something...an accountant might know also...
electricity can be consumed by many different items. Big screens, PC's, ect ect...I would think there would have to be some type of inspection as to the R rating of insulation to determine if there were to be some sort of tax break on said insulation.
just by looking at your bill doesn't tell them shit about the insulation in the house with out an inspection...your biggest concern is the high bill and them wanting to come out and ad insulation to house due to the high bill.
As for the smoke detector, that could be legit...but being a grower, I have a tendency to be on the cautious side....

I was thinking about this earlier, sucks to be in your situation, but maybe it is an energy audit. My state does an energy audit that involves telling you how to save on electricity, finding issues with doors, windows, and insulation, and then DOES IT FOR FREE IN MOST CASES IIRC.
I don't know if they ask for electric usage prior to sending the audit people out, but maybe it's similar to this. Google that stuff fir your state & county & see what you can come up with. They won't re-insulate a house, just replace doors and sometimes windows, and easy stuff like attic & basement leaks.

These are legit state programs with different income guidelines. There are private companies that use a similiar tactic to sell insulation and windows, those sales guys wouldn't ask the owner to do all that.
in my neck of the woods(FL) the elec Co. will comer and do an energy audit for free, they come with FLIR equipment and do inside/otside inspections.
the elec co gives you money if you change from gas to elec
and the gas co gives you $$ if you switch from elec to gas ...
not to mention the govt has X amount of rebates for this and that too.
go to lowes/HD and you'll see tons of ads on the isles

and you'll qualify for a tax credit.
then you have the insurance co's if you do this or that...
you get a price break all the way down to installing a deadbolt

I'm not going to speculate on what this guy is or isn't thinking, because who knows it could go either way really, but the smoke detector thing seems kind of weird to me. If that place burns down and you die because the smoke detectors weren't functioning properly it's on them, and I've never heard of a landlord being OK with the tenant taking that responsibility on themselves. Actually most places I rented it was always professionals that came out to check on that kind of thing; Usually every year.
I guess it depends on what kind of landlord you have though, and what kind of property you're renting ::shrug:: Definitely don't miss the stress of this kind of stuff though.

I would think with most property management companies they would hire somebody to check out the property every so often. But I did not rent through a management company how was put up for rent by a friend of the owner who is the landlord. The landlord is real chill and if I already put up the smoke alarm it's less work for him.
Yeah, but it's definitely a step up from renting an apartment. I have a ton more privacy then I ever could have dreamed of having in the apartment. And I don't have to hear my neighbors beating the shit out of each other on a nightly basis, which is always a plus!
Haha, that's a good one! The locks are already changed. Before I moved in the house I told him I was very private person and I didn't want people coming into the house for any reason. I made it quite clear that I didn't want to rent the house unless I could get privacy. So I feel like that precedent is already established...

I'm in the same boat (renting sucks), I actually really like the little convo you had up front about being private, I've been meaning to pick up a sex doll and keep it laying around.
Not to derail, but maybe you need the laugh. For outdoors me and a buddy have a fool proof plan if anything goes south at an access point, I can fake a feminine gay guy like you wouldn't believe, he plays butch, cops up north do NOT fuck with you once you start acting gay and dropping discrimination lawsuit stuff.

Haha that's good stuff! I guess if you can make the cops on comfortable enough or scared enough of a discrimination lawsuit. Kind of like misdirection that a magician uses in the show.

Thats a good point. Never rent from a rental agency that has inspections 2x a year.
Always rent from a private homeowner who is booku rich and doesnt give a crap about that old house they grew up in.
I havent had a single visit in 4 years.
