well i just need to come clean and get it off my chest....

I am currently renting a unique old historic house in the town i live in...the housing market is still quite a mess and the idea of buying in this town ... just drives my nutz... for the long term...

So we rent.... thru a management company that represents a out of town land lord.....the property is smack in the middle of town...
w/ VERY well established and private back yard w/ very mature and dense landscaping....So I grow on site both inside and outside....
being on the west coast this is really not a big deal as is I'm Medical and legal to boot w/ plant count and paperwork....

So not "really" a worry.....

Hears where it gets ugly..... on Sunday the A/C Furnace BLEWUP...litterlly scorched a burnt hole thru the furnace motherboard.... WHY u ask did this happen.....

because some knucklehead took aluminum duct strap....
pinched the metal band into the back receptical of the electrical panel and then wrapped this strap around 2 double pole 30 amp breakers..... thus forcing the A/ C and furnace to run in overload for @ least the last year since we have been hear.....or even longer... the managment company has had the place for 4 years or so.... and NEVER checked this shit..... making them a worthless penny pinching middlemen that only collects the rent and replaces broken shit....ZERO preventive maintenance or follow thru........but that is whole other story....

already had 2 licensed electrical guys out.... the entire panel is screwed and fried... must be replaced...
the furnace is fried... must be replaced by A/ C tech...

the whole area also included the 100gal hot water tank which know must be moved out to access removal of the furnace and its replacement.....
besides the roof top pole mount that must be reconfigured off the main feed from the electrical pole.... meaning... the dam power company has to come out also....

all this shit has taken all week to even acknowledge the concerned parties responsibilities in these drastic safety concerns....
THE LANDLORD AND MANAGMENT COMPANY ARE very LIABLE FOR ALL THIS NEGLIGENCE....


in the mean time I'm still living hear ... w/ my 1 yr old daughter...
AND plants.... i got 4 BIG trees 4ft wife by 6 ft tall...
in movable 30gal bins on casters.... so i have to keep shuffling my plants around all day and night to avoid them being noticed by repair guys....luckily i have areas in the home AND WORK SHOP THAT THEY WILL NOT NEED TO ACCESS.....

and the home behind me is vacant ... So i put all my seedlings and fall/winter startup clones... over there out of sight and mind....

where my frustration stems from is the reality of the cost for these repairs......the MINIMUM is going to be 10k....
but the turn around and time frame on this work will not be quick.... it never is....

So it's 92 degree's today... no A/C... SAd 1yr old who cutting teeth and being pissy over breast feeding.... mom @ work for 12 hrs a day.... and I'm waiting on call backs for acceptance of the bids to start all this work....

meaning NO A/C all this week..... and probably NO A/ C or electric for a few days next week......


FUCK this.....
every door and window open in house.... only attracts insects and fly's....I HATE FLY'S......

So WHAT would U DO..... kill off plants.... and go to hotel for 2wks....

SUCK IT up and deal....

the question is do i call a lawyer and get pissy legal....
or do I call the local TV and get all safety awareness.... suffering family being taken advantage of in the public eye and start a smear campaign for the people responsible....

what would U DO.........??????????????

4 plants of that size might be valued around $5,000-$10,000 commercially, if you were buying that herb, so that's another consideration. Could be worth the $100 AC, $250 generator.

the plants get 8+ hours of direct sunlight....everyday there fine... then get a nice dark cool garage for 12hrs each night there... fine... I much more concerned w/ the situation and safety issues...as for NOT growing in a rental that is the least of the problem....
I'm LEGAL.... it's more concern about people that i don't know ... knowing my bizniz...
thus leading to rippers and robbers..... MY BIGGEST CONCERN....
that is a VERY big deal in daily occurrence in these parts.... part of the game....


ps.... according to state law... I'm not required to accept substandard housing even in a rental.... I know my laws and rights.... very well so the concept of just accepting half ass
situations and results will not fly....


WHY.... because all this nonsense brought on by the negligence of other people....
is risking my daughters life and 1st birthday @ the end of the month....

this is what pisses me off....

You may need to look into it further but it should be grounds to withhold rent, or break lease over. It's landlords responsibility to make sure it's all code( unless lease states otherwise). From the description it sounds like total negligence. I'd be scared something else is wrong and the house will burn down or blow up with you all in it.

First, be happy your house didn't burn to the ground while you and your family slept.

Second, I know it sucks, but be happy this didn't happen in the dead of winter, no heat and no power for extended period of time sucks way worse in the winter then it does in the summer.

I know first hand that most companies and buisnesses fear the media being called in as much, if not more, than legal actions. I work somewhere that blew up a ladies engine and were trying to weasle out of responsibility, as soon as she threatened calling the news they immediatly bought her a new engine. That said, i personally wouldn't call the media. Even in a medical state parents dont seem to have the same rights. Using children as pawns is fuct up but they seem to do it. If it was me, and i had the money, i would get it fixed and try to get reimbursed later. just my 2 cents.
 
Give one of those lawyers a call who operate on a no-win, no-fee basis.

Use wet towels around your shoulders to cool you down.

Find things to appreciate about the rest of your life.

If you think things can't be soooo much worse than they are, then stay pissed off.

Life sucks stinky shit sometimes, happens to all of us, but christ-almighty, 95% of us here at ICMAG are NOT legal and would cream our jeans if we could grow & smoke pot legally...so it's all swings & roundabouts, y'know? You live in an old house in a nice part of town with a wife willing to work 12 hours a day and a healthy baby who is about to turn 1.

I think you got it pre-tty, pre-tty good.

Call those no win, no fee lawyers and see what they have to say. Since it is a rental you should not be liable for the repair.

Question: Have you asked the landlord when it will be replaced? Have you told them you have a 1 year old baby?

the management company is fully aware of ALL my concerns... I have voiced those in a most DASTARDLY sort of way possible...

thats part of the problem is the time-frame... for this all
the electric work will take 2-3 days... the A/c work will take another 2-3 days ...AFTER electric is fixed...then another day to put it all back together and HOPE there are no additional problems....{ which is impossible...if U have ever remolded U know this is next to impossible}......

So time ticks by and I'm just screwed....or at least aggravated enuff to explode....

Of course it could be worse, but "put a wet towel on your neck and suck it up"? Did you miss the part about his 1 year old? He just was asking what you would do, out of the options he listed, not tell him to quit crying. This site exists to help each other, not be dicks. And i have a small kid, that sounds awful. toddlers are difficult enough as is, but have you ever been around a cranky, hot toddler, all day everyday? Come on fellas, lets put the "unity" back in community.

I'd go with window a/c unit and get a 7500 watt generator. It will power most of your house and prolly come in handy again at some point in the future. These both can be purchased for less than a grand.........keep your temper, it's easier to catch flies with............

also like the generator + window ac idea. get the baby's crib to the master bedroom and camp the repair time in there. will probably cost you less then 2 weeks at a hotel, no?

you may also call back the agency mediating between you and the land-lord, more cordial and cooled off, and up-date them on the repairs being done plus the costs. you could get some rent-free months as mentioned before. courtesy goes a long way.

last but not least, very sorry to hear of your troubles, specially the discomfort it can cause to the baby.

Temper tantrums, that's what has been expressed. As adults, when a crisis hits, no matter whose fault it is, we blow off some steam for a few minutes, suck it in, sigh, and then clean up the mess without acting like HOW DARE LIFE DO THIS TO ME!

Yes, a wet towel over the shoulders and the back of the neck during 92 degree heat is a groovy & useful suggestion. I have lived in countries where most places don't have air-con and the wet towel trick has been a life saver during exceptionally hot days.

The dude is not helping himself or anyone else by remaining pissed off. If he would make his top priority to cool down and take stock of just how lucky he is in life, and THEN communicate kindly & patiently with those who can help him, he'll receive the help he wants alot sooner.

Who wants to deal with some pissed off, enraged dude? They get put on the bottom of the list. Who would you help first on your list? Someone who is kind & courteous, or someone who is enraged?

If the dude has pot to smoke, and plenty to last him a few months, then he should kill the goddamn plants so that he doesn't have to worry about when the repair/replacement people come. Just get rid of them so it's not an issue. It sucks to do that, but it sounds like the lesser of two evils. Get rid of them and then there's nothing to stress about. Re-plant after the new heating/ac has been installed. I would wait at least a month after installation just in case something goes wrong and someone needs to be called back to fix it. Those heating/ac units sometimes need tweaking not long after being installed. They seem to work for the first couple of days and then BAM!

just had to vent.... which is what this post was for....
and don't worry None of this is taken out on my daughter EVER... she is kept well and safe...
even when papa bear has to bit the head of sum fool, ever know and then, again...

part of the problem w/ this situation stems from the FACT that booth parties involved...
other than me where aware of the issues from the past tenants.... and chose to ignore the need for repair...well know that the whole mess has come full circle they are eating crow, and hating reality....
this of course was only made clear by ME, forcing the issue....both individuals have played cat and mouse ...& lolly gag games before on living up to request and needs....
thats what got them in this position to begin w/..........

where AS my $$$$ are there EVER month on time NEVER no problem EVER.... in almost 2 yrs....and believe U me.... the place is not cheap....


so U would expect a certain level of service....or @ least the moral obligation to do the right thing......and fix what is unsafe and can cause human harm.....

RIPPERS are for sure a concern. A friend of a friend had his son duct taped at shotgun point for 2 hours over some grow lights and cash. Crazy.

oh YES U are also correct.... ripperZ are every where.... a local dude i know just got robbed @ gun point 2 days ago by sum 19 year old kid w/ a fucking UZI machine gun shoved in he's face.....over a dam 1/4lb.............sum of this younger generation is ruthless.... from the get go...I'd hate to kill sum fool in my yard in front of my child over this....

I have no doubt you have NOT expressed any anger towards your child, but the thing is, the child can still FEEL your vibes.

Children are acutely perceptive. Mom & dad don't have to yell or throw things around for the kids to know they are pissed off. As a baby, with only you around for company, you are her whole world. You are her beacon of safety. When you are pissed off, she knows it and it scares her.

Dude, your landlords ain't gonna change even if they sort this out for you. Most people don't change---ever. Those that do, do so slowly. Very slowly.

I'd look for a new place to live. No rush. Take your time. But definitely look for somewhere else with a management company who has a good rep for staying ontop of things.

Those people you've got currently sound like slum-lords. May they burn in everlasting fires of damnation!

So whatcha gonna do? Are you gonna chop so you can relax and not have to worry about when the repair people come? Or are you gonna play hide-n-seek and stress out about someone discovering your plants?

Given that you seem to have plenty of dosh to live in an expensive house, why are you even bothering with an outside grow and the worry about being ripped off? I would think you'd have enough money to grow indoors using 600 watts or more of lighting...and that's more than enough to grow some killer buds.

Best of luck to you. It WILL get sorted out and you WILL live to grow again...in peace.

I dunno about this generation being any worse than previous. I had a pistol stuck in my face in St. Barbara over a lb 35 years ago. I know it will all work out in the end, in your favor. Best vibes man.............
