often overlooked, if possible check to see if there has been any grow busts at the location that would be a red flag to me.

how to check that?

a start would be a on line search of the address. in my city the LEO's have a list of address of gro busts. real estate agents often have info like that you need to ask some questions if anyone looks at you funny just say that you are afraid of mold as you had a bad experience with it its all just due diligence on your part, how bad do you want to succeed

Looked at a house last week that I thought was going to be perfect.. turned out it was! for the previous renter/owner.. basement was all ready to go, and they had security cameras around the outside of the house.. as exciting as it was to see all I could think was who knew they used to be growing here.. what if someone still thinks the old grower is there and they plan on robbing them or who knows... a few security cameras don't give me enough peace of mind.

I'm stuck tent growing in an apartment, finding a decent affordable safe place to live and grow seems like a dream that will never come true :wallbash:

Thank you. :) First you must understand the finances of running a house, w/o a grow... ha ha... B/c a crop isn't worth anything until it's sold. You better have a backup plan to pay the bills.

Start with a closet grow and expand from there... When you've mastered your closet, move on to a tent... then, when you've run out of space in your tent, maybe you'll be ready for a house...

^ true dat.

So many peeps think growing herb is easy, its a lot of work and even a small grow can be costly. soil, nutes, genetics, equipment, heat, a/c, electricity for the house, mortgage, rent, taxes, upkeep that shit all costs money, before you even have a bag of head smoke all those expenses have to be covered.

Im with ya start small or do outdoors.

On the lines of "you have to know your community" add to that laws of your location. I had a friend who moved from a city where the criminal penalties were doubled if the grow house were within a certain distance of a school. The next town does the same distance from the school but adds school bus stops as well. Take a red marker and look how much space in a city map is within 1500 ft of a school bus stop.

herewego - i misunderstood that you meant to start a thread as a resource for this type of information. i (incorrectly) assumed you were just being a lazy noob ab to get into trouble. my apologies - it would be nice to have a few tips or tricks in one place for people to check - your never done learning. ive learned from being stuck in rentals to check power prices and previous tenants power usage before setting up. but really rentals are bad, im in a decent situation and left alone but its dangerous.

What are the most energy-efficient modes of heating and cooling a house? Do we want to avoid gas for safety reasons?

Any other tips to look for when considering energy efficiency? I know good windows are something to consider. What else?

Ideally I would want electric heat installed in the house so that I could get the discount from the electric company and then actually heat with wood or corn pellets (depending on what part of the country you are in). And btw gas is not dangerous, just more expensive per btu then pellets.

You could do outdoors to build up a cash supply to blow on equipment for a house. Plus already have genetics (moms) at your primary residence and a little cloning setup? So when you move into the house you have a nest egg of a few months for mortgage, power bills etc. And you have cuts and moms already prepped. Seems that would really help cut down on the time spent paying rent before your first crop.

^Best advise so far...
You need to plan for worst case scenario in all situations.
And to do that you need to be very intimate with the local, and most especially, state laws.
Past performance of LEO in the area is also a must know.
Past performance of the Judge is also a good thing to know.

MY first MAJOR grow was a House with 12k watts i had no tutorial ....it went well. your preaching to the choir.
i know about bills and sustaining yourself waiting for your crop and praying you don;t get infested blah blah etc ,etc

get a job put your shit on timers

That makes my week right there :thank you:

Coming from someone who is running into problems on his first indoor grow in a house, running 3K I'll throw in my two cents for what it's worth.

Start small, get the cheapest place you can, rofl. Make sure you have another form of reliable income like someone mentioned, failures are learning experiences so long as you don't end up worse off.

I passed on a lot of places because they had no basement, well ya know what? I constructed a panda room in the basement as soon as I moved in. Set up 3 20amp circuits, diverted some of the heating system air into it to try to warm it, fired up a 1K and tried to dial it in for a few days........ well you know what happened? I burned through like $40 a day in heat trying to heat my basement! Then I would have had to deal with the humidity, so I said fuck the basement, now I'm upstairs setting up a flowering chamber in two closets & a bathroom, wtf? I could have rented a different place for like 1/2 price. On the plus side though I found some of the out of state landlords roaches in a draw :)

Move back to the basement, Leroy. It will never get below 53-55F...perfect IMO.
Use that cool temp to your advantage.

I haven't ripped down the room yet, but I did undo all my wiring :( I think about it alot though...

Right now, as we speak, with no lights on or diverted heat it's 41* and 53% humidity :(

The upstairs so far is perfect, I can control temps so easy since the closets & bathrooms are all in the master bedroom which has the upstairs thermostat (Two completely different zones for A/C & heat rocks!). I set it to 65 & crack the door to the growroom with a 1K and it keeps it perfect day & night, if worse comes to worse when I fire up other 1,800 watts I'll have to bring in colder air, which will probably come from the basement.

It's wintertime in the NE, but honestly I think even in the summer with the central a/c I'd still do the same thing & pop a window unit in if temps got to high. As of right now it looks like once I fire up the other lights I will be heating the house from it & that t-stat won't be doing much except mainly at 12 off. My 1st floor is 40* right now to save $$, we all have to make sacrifices :)

OK, so let me hijack this thread a bit, since novices looking into doing there first house will be reading this........ What's the best way to do it in terms of having no clones & having to start a big op from seed. How many seed plants & what size would you run them? When would you be able to figure out what you wanted to take clippings from and move away from the seed. This is what I am having trouble figuring out now. So far I have about 50 plants in 1/2 gallon containers, I had a few males that I was able to sex from preflowers that I killed off, but my only ones to show fem preflowers are my 2 heavy sativa leaning plants which I don't want to run. In a few weeks I will throw them into 3 gallon containers (I'm doing soilless BTW) and off into the flower room, then what though? Take clippings from the fem's that seem to be the best at that point?

How would you start up shop to get the most profit in say 3 months & 5 months starting initially from seed............

Takes cuts of everything, flower, keep the best clones for moms, flower out the rest... That's how it's done.
