Landlords n growing in mmj state

So think the inevitable is happening just a month after moving in. I will keep it short but landlord is gonna have to go into basement and of course the scrog in 5x5 tent is already unmovable.. Its not quite obvious, but he's not naive. Probably had a clue as all of my older work references were in the grow industry, my wife and I already have an awesome relationship with him and we're probably the best tenants he has ever had. So???????????????


What is gonna happen if he freaks out? Can he demand me stop growing if it's legal to the city and state? I am 99% sure that breaking the lease is an option he would never go to, so whats the word on this one? Colorado....

sucks to hear man....cant you just tear it down, load it into the back of a uhaul, and make it look chill? thats what we had to do......im glad that my landlord now is family and never checks on the house...however im sure if that family member found out that i butchered one of the bedrooms with ducting holes etc they wouldnt be happy! shit if i owned a house i wouldnt rent to growers unless they gave me a couple LBs for security deposit because grows trash the house most of the time...

A 5X5 tent is alot easier to break down than a 3 light grow like i had to do....its part of the game..

well we thought of that too..if landlord raised a stink we would show our scripts and he wouldnt be able to do anything. but then we realized he put shit into the lease agreement stating we could not make alterations to the room, etc. little shit like "no illegal activity" allowed automatically even makes a state legal grow illegal.....

so even if our landlord found out he would probably raise a stink.

i strongly rec you to tear down your grow. a u-haul is only like 20 bucks a day before mileage....you could move a 5x5 plus equipment in less than a few hours probably...set up some aero mattresses and some pictures on the wall...maybe a candle burning lol. thats what we did...our landlord walked into the bedroom and didnt notice a damn thing...

The legal answer is even if your in Cali he can do whatever he wants. It's still a grey area and unless you have $20,000 to fight in court over it, your gonna lose.

Even if you did somehow spend $20k and prove that everything was legit, you would then have to prove that your paying taxes on it, all electrical is to code, all building is to code, your in a proper zoned area for it, etc etc. It would never get to that though because he would say you didn't disclose this when you moved in, you altered the house, all things that are probably on your lease in black and white.

The reason I asked why he has to go down there is to see if there was anyway you could do it for him.. IE he needs to get a box down there, u could just bring it upstairs.

At one of my former houses they said they needed to come into the house to check the smoke detectors. I just called him and said I just checked all of them, all green lights, and that was the end of that.

If he absolutely has to go down there, and he doesn't seem like a cool guy, then your best bet is to cut your loses, pull everything down, then rebuild after he's done down there, after your sure he isn't going to come back.
 
I would go with the previous suggestion, rent a uhaul, do a temp breakdown, come up with a reason that his needing to do this work is kind of a inconvieniance, (family coming in from out of town is good) then let him come do his work quickly.

What headiez247 said, plus anything that might be in your rental agreement that could possibly apply, such as making modifications, wear/tear beyond norm, and such.

That is, if he's really against it, which I personally would think wouldn't be the case for a 5x5 especially if he likes you and considers you a good tenant. Maybe he's expecting to see the entire basement blown up with 10 lights, and be relieved when he sees a small setup?

Hide it behind a giant pile of stuff, It might sound silly, but I have seen it done before successfully.
Rolling clothes racks, stacks of empty cardboard boxes, etc.....
 
A lot of people have these clothing storage things that are plastic like a tent. Maybe take a sharpie and mark it the tent with things like "Johny's winter clothes, Mary's spring clothes" or something like that . . . Then put a pile of other stuff around the tent haphazardly and don't stress. Better would be to get that uhaul and move everything in there for the day, but you don't seem willing to do that. Hiding things in plain site is always fun, though.

Thanks for the input guys! I've already started packing her in w/ boxes, think its gonna fly no prob. Just so ya all know the 5x5 is currently housing 3 monsters in 5/7/10 gallon pots and stretched and woven into the screen. I've already excepted tearing down the other V-room and no qualms there- I'm not lazy but the 3 big girls got moved once already and it would be the worst time to stress them again at this point in flower.( 14daysish? )- Its Colorado btw, so specifically D-town has dropped to only 12 plants regardless of your allowed state limits- 6 for me 6 for wife so not even a caretaker deal. Just curious what the law is, I know it may not matter because court is money just wanted to know how it broke down. He lives in the republic of B, and knows I worked in the industry so I wouldn't even be considering this if I knew he wasn't at least somewhat cool.

i was gonna say maybe just remove the plants, and if he asks say its old equipment you are trying to sell....hide the plants in garbage bags inside your regular bedroom closets. landlords arent there to do search and seizures...just there to visually inspect and make sure there arent holes in the walls and a dead hooker in the bathroom.

it was hillarious having full veg rooms and mother plants hiding behind a door while the landlord walked around his house....or having a dozen home depot buckets stacked deep inside your closet praying he doesnt go in there...

I would print up copies of all of the laws that say you can grow cite the source. tell him its there before he comes and that you expect it to remain private pay a lawyer a couple hundred to send it to him if you need to feel more secure but you tell him your self then tell him your lawyer is forwarding him the statutes regarding the matter. Thank him for being such a great landlord.

Don't follow this advice unless you toke with the guy on a regular basis. You have NO IDEA how "scared" people are of Marijuana. The land lord can see it as a little weed, or as a sophisticated drug lab that can explode and burn his entire house at any time. Even my doctor thinks Cannabis makes you go crazy, literally.

IDEALLY a landlord would check to see if your ballasts are UL listed and make you get ones that are (they should be) so that you aren't held liable in case of a fire.

you can put that in a Uhaul yourself in a few hours... easy...

when you said Scrog I was thinking fully woven into the screen with full size stems....

if that trellis is your only screen, fuck the 'stress' at 14 days, stress is a lot worse when you're in jail.

its not even all that stressful really, they just get less intense light for a day (camplights work well in uhauls :biglaugh:)

if you're not breaking any state laws and you havent damaged the house and your lease doesnt have a "no med grow" clause, i wouldnt worry about shit other than how clean your chalice is when you take your next blaze of sour.

if they got a problem, tough. the law protects the medical user.
