what should i considering looking for and staying away from?
obviosuly neighbors..

looking to harvest every 3 months or so
no less then 2400w

Buying is the best way to go if you have the bread...much safer.
It depends on how big you wanna go and how long you plan on staying at that spot.
In a rental I would just do 10k and bounce out to a different place after 2-3 crops.
If you buy the house and plan on staying long term, I'd suggest keeping it around 4-6kw because anything more on the bill may eventually raise suspicion in a residential. :tiphat:

yeah there are lots of factors here.
you have to weight out your options and abilities that have to do with the specific situation youre in.
also weigh the pros and cons.
remember when you own your own house and something goes down. you own it therefore you lose it. (well if worse comes to worse) when you rent, you just get kicked out and have nowhere near the financial obligations. neighbors in many instances your going to have either way you rent or buy.
also if you choose to rent, get a good feeling from your landlord and go over your lease together in detail. also in making deals like that you have your wants too, so of course you need to talk and bargain about how much and if there will be notice before he/she comes for an inspection etc etc etc.
also a good thing to do in the event of inspections is to make everything else look as nice as possible, have had paid your bills on time, and usually they wont even go any further than what they have already seen, for example keep your yard nice, and when they walk in the front door, dont give them any reason to think youre fucking up their house. they usually wont go any further.
3 basic rules apply here as well
1. no smell
2. no tell
3. no sell

be smart about it either way, and you should be fine either way you go. security should be your number ONE priority.
also if youre looking at places kinda spend some time around there. catch a vibe from it and make a choice from there. hope this helps you some.

Don't alienate your neighbors! Always be friendly and courteous, stay and chat if you meet them on the street, don't always seem to be in a rush!

And what the others said, keep your house and garden neat and proper!

If neighbors think good of you they're less likely to suspect you're doing something fishy.:yes:
 
yes buying is the way to go.....and the neighbor thing is true also. I don't get along with my neighbors therefore i have to be super stealth about everything because those fuckers are noisy pricks. A good relationship with the people you live around is the most important thing!

Make sure you have a building or room, or a basement you can grow in and get power to. A bedroom is popular but I outgrew them.

Make sure your landlord (not a property mgmt agency!) lives far away, and has a wife and kids so he's too busy to dick with the property. Old retired landlords that used to live in the house are busybodies and will come over to work on things often.

Make sure you can put all the utilities in YOUR name, no shared power, water etc.

Apartments are right out, don't even think about it. Get a house or don't grow.

Security gates are ideal, they keep folks out and cops out of the curtilage.

There's a lot to be said for being out in the sticks. Fewer neighbors, smell isn't an issue, big barking dogs are routine, and lots of us stickites march to a different drummer and tolerate others who also do.

i was leaing more toward a duel complex and not renting it out.. using it all for me.. or the sticks... eith way im goingt o live in it.. so i will probably buy if its a good idea..
if i do not use the sticks.. i would keep neighbors at least 4 football fields away

whats the most i could possibly draw..(for my servers ) in electricity.. ill probably keep everything unplugged unless im using it... ex: comp

One tidbit I will correct though. If you own your home and have a mortgage, then you dont loose your home. You have to have ALOT of equity, because the bank gets paid BEFORE anyone. So the state, county, feds etc have to pay the bank off, then sell the house at a profit. Thats a big risk in todays market. Same for anything with a lien, cars, boats, etc

having a duplex is something I considered. Grow in one, live in the other. You could always use electric from the one you live in to supplement the grow. That way you could have electric bills in the normal range
