Refinancing ?
I bought my condo a couple years ago and built a closet in my garage for growing, I'll try and get a pic of the closet posted if anyone is interested. Anyways, with intrest rates so low I've been thinking about refinancing but in order to do this I'd have to get it appraised which means that I'd have to let an inspector come into the place. I live in So Cal and I have a doctors rec for 99 plants but growing this herb is still way gray.
My question is this. Do you think it'd be wise to refi and let an inspector into the house? I'd probally be saving 2-300 a month and that's awfully tempting. Not really sure if this the right section or not..sorry if it isn't. |

In my experience, garages arn't really too important to the appraisal of a house / condo, they MAY go into the garage and take a picture or two but they wont be snooping around.. appraising is all about square footage ( which they can do from the outside sometimes) but it's all about features ( beds, baths, etc).. I very highly doubt he or she would look in a closet in the garage. Maybe try not to be flowering and turn all your stuff off and you should be good but...
also read your condo rules, I almost guarantee that it says you cant do anything illegal.. Now I know you are thinking that since you are in cali and have a rec you are not doing anything illegal, but legally it's illegal federally which falls under the illegal activity.. So you are not really covered at all on that.. trust me I know the law on this stuff, we were kicked out of 2 rentals because of 100% legal grows, one even called the cops, they came and said it was all good.. still got evicted legally because of it.. ***** this info here is for renters, just because we are on the subject and i wanna help others with my experience.. If you are renting a property and the landlord says its ok to grow, you should email them about it ( hard copy of them admitting to letting you grow rather than verbal) and then discuss and give them a CHECK for a grow deposit.. This will protect you and lock them into admitting that they knew you were growing and they said it was ok and even took a deposit.. this will hold up if they change their minds, WHICH has also happened to me..********** ( I should make a post about this out front probably) IF it were me, and I've been in the same exact position, I would tear down for a hot second when it is convenient and do it.. take your veggers and moms to a friends or rent a uhaul truck and just store them in the truck down the street for a day if you dont have a place to take the plants.. then you will be smooth sailing. trust me, you will feel much better about it.. good luck |

First off, thanks for taking the time to type an informative reply and giving your thoughts.
I just started a round of clones that have ~7-8 weeks to go. Hopfully intrest rates will stay low. I'd like to get a harvest in beforehand. I've been having to pay for it and it's not cool. I talked with a friend that works for Wells Fargo. She pretty much told me the same thing minus the Uhaul idea, which I like. She basically said to just get rid of the plants and tear everything down too. The thought of tearing down the closet and building it again makes my shoulders n back hurt. Thanks again, KJ |

Yeah I hear ya bro, you'd cry if you knew what we ripped down and put back up.. I'd do it again, actually we are about to buy this house so I think I'll be ripping everything down again in a week or two and set back up. you'll feel good about it later after it's all said and done

I agree take it down let them do there thing. When you reassemble take care of any upgrades or fixes that need to be done. This is why tents are perfect for renters... Easy to setup and tare down.. I just added a new tent to my grow 280$ for the DR pro II 150.. VERY GOOD product. comes in many sizes even custom sizes that make up entire rooms.
Back to the issue. Ya take it down my man its better to be safe then sorry..

Take it down. I took down a 16 light sealed room, had an appraisal, did some renos and repairs, up and running a couple days later. Or find a friendly appraiser...

Or, remove illegals, temp store them, fill closet with cheap herbs and veg to justify purpose. Done

It may be an option to refinance without the appraisal. Ask your lender.
