Rental Security
My plan is to have 15k watts what should I be looking for in a rental? In your opinion what are the most important factors when aquiring a rental?

Making sure they stay up out your biz is the most important thing.
Try a rental agency. If the owner uses one that means they want nothing to do with taking care of the property in the first place, and the property manager just wants the rent on time... |

Make sure they don't send insect guys over a few times a year or someone to change the airfilters. You'll have to ask about this in a roundabout way so they don't think thats what you want.

I just looked for the most deadbeat slumlord of a person to rent from. That meant taking a place that was a real shithole. There were so many things wrong with the place I'm in when I got it. Plumbing needed to be fixed, a lot of wiring had to be redone, nothing was cleaned before I moved in, broken light bulbs in a bunch of sockets etc... Now I'm where I want to be with it. I mail rent in every month and nobody ever bothers me. They're definitely not going to expend any money or time or effort that they don't absolutely have to. I would have to really harass them to get them to do anything, so I know they're not going to do anything on their own.

They don't get the bill?
The electricity should be in your name..and none of the business of the landlord. As for the rental its hit or miss. I agree with the place that isnt taken care of. The owner is less likely to come around and stays pretty happy just getting rent without a pain in the ass tenant. This means taking care of things yourself and improving (or at least keeping maintained) somebody else's property.. Stay away from immaculate rentals where the home is being rented because someone's parents/grand parents died. There is personal attachment there and they wont want to see grams house get wrecked by some tenants. ... Change the locks and make it clear that you expect 24hr notice before anyone enters your home. You live there and they need to respect that... ..then just gather your nuts up and blow it. X Factor busts can unfortunately still happen. Its just one more "thing" you've got to worry about. Owning (or buying under land contract) makes ye' sleep easier. |

Apprehend your lease cautiously. Accept everything that is written therein. Not to forget that leases are set in paper. You can absolutely make correction to them but if you discover something in the lease that you discover unreasonable |
