Well I am seriously planning on moving to Colorado this summer. My plan is to purchase a 1500 sq foot warehouse condo to set up shop, completely in conspicuous of course. I have my race cars and plenty of tools that will only be seen if anyone pokes their nose in the door. I will be only growing a total 24 plants as a caregiver 12 in flower and 12 in veg. For four patients including myself. After hearing what happened in CO springs the other day it has me a little more concerned than before. Although I will be in the high rockies some ware off the beaten path. I plan to fully comply with both of the new bills passed by congress. I don't plan on selling to any dispensaries nor to anyone else in Colorado for that matter other than the other three patients.

I was wondering if there were any other warehouse growers out there that knew if I would need any licenses from the county or the state (other than the HB 1284 caregivers license).
Like an occupancy license where I had to state what I intended to do with the property.

I will be purchasing the property so I dont have to worry about any landlord issues

Never over 24 plants total, it will be 8k watt flower room though

No business will be run out of the property Just my personal cars and the grow.

I would really want nobody to know what is going on in the space accept me if it is at all possible.

I see in almost all commercial properties for rent or sale all say NO MMJ. Or not zoned for MMJ. The property im looking at is zoned commercial.

What would the proper zoning have to be for what I want to do???


I read that the grows that got raided in Co springs had to get some sort of license and that is how the cops got their address.

What would be the difference if I were to grow in a basement in a private residence as to my own warehouse do I have to notify the county or any city official as to what I am doing in my own warehouse??

I just want to get as much information and do as much research as I can before I pack up and move from the hot beach to the cold mountains. I would like to minimize my chances of losing my down payment and thousands invested in the move, getting shut down in the first grow cycle.

If anyone has any knowledge on this subject that could chime it would be much appreciated.

I know that people that are already in CO probably don't want anymore people coming to their state and starting a grow op, I am very experienced and it will be very small and not a threat to anybody.

For that small of a grow? For just a few patients (i.e. under 5)? No, you shouldn't get any licenses...just grow it in your basement.

Edit: your only concern would be the electrical capacity of your house and the huge power bill.

The reason I want to grow in a warehouse is because in order to sell my girlfriend on moving to the mountains from the beach is that we would live in one of the ski towns close to shopping, restaurants and the slopes. Finding a landlord willing to let me put in a 8kw+ grow room in near impossible. I found some reasonably priced warehouse properties within 30 min or so from a few of the major ski towns to work out of.

8k flower room isnt too much for a house round here . you can find enormous houses out here with very big basements lots of them will have hot tubs and other toys that use alot of juice already on the property. the price for renting one just depends on the area tho can be super cheap or hella exspensive.

We went through this process with Boulder County. Fire Inspections and Building Code. Get all your work permitted. Make sure you have enough power, and if you need a service upgrade, pay for the permit and have the work done and inspected BEFORE you do anything else. Currently, most counties don't have codes or licenses for grows, but it would be best to consult an mmj attorney to all the details in your locality. Until 1284 or your local city or county passes regulations regarding grows, I'm pretty sure its just building code (electrical, structural, HVAC) and annual fire safety inspections. Well I have been reading all the zoning restrictions i really dont see anything that would disqualify a small caregiver grow as long as all the electrical and building codes are followed.

I thought the 15 auditors were just to police the "marijuana centers" I didnt think they would ever bother to check up on caregivers growing under the 5 patient threshold..

Another Idea I had was to purchase the warehouse space. Then put all 5 MMJ patients on a lease where we are all just sharing the growing space to grow meds for ourselves. Each patient paying 1/5 of all expenses and no compensation would ever be paid to anyone for marijuana.

Maybee Im just worried too much about all this shit. Hell summit county doesnt even seem to be that anti mmj. They leagleized it in breck allready. Maybee they will cut back on dispensarys but im hoping to stay under the radar with my low plant count

I think you need to do boatloads more research on the law that was just passed and also look at what is coming down the pike before you move across the country to start an MMJ business.

I completely agree with you. I am doing all the research I can right now. I have been doing just fine in a state with the toughest laws in the country for many years. I have read the bills. my only real concern is 10 years in prison i face right now for what im doing here. If I can move across country and decrease my chances of going to prison for growing 24 plants then its worth it to me. As long as I have some kind of defense to reduce jail time and try to stay under the radar..
