How to go about renting commercial space in CA?

I'm wanting to get myself some shop space, wondering how all these bigger cats go about getting commercial spaces squared away.. Should I start a front business or is there a way to be forthright with landlords and end up with a space?

There are tons of landlords that will be cool with it, but they're gonna want closer to $2/sqft. Sometimes I see MMJ OK warehouses on craigslist but they're mostly 4000sqft+ for $6k+/mo.

No business. Just personal work space. Art, cars, storage cause you live in a tiny apartment, etc. I think businesses are scrutinized more than personal uses.

Lots of ads will say NO MMJ! Call enough that don't have that disclaimer and eventually someone will say yeah sure. Might take 60+ calls though.

There are also businesses that will get you a MMJ friendly space for a 'finders fee.' That would cost $4-10k.

It's either gonna take lots of calls and networking to find a friendly space for a reasonable price, or you're gonna have to find a landlord that isn't too involved... a landlord that doesn't wanna do repairs, wants rent mailed rather than picking it up, doesn't have space in the same building, etc. and be ready to tear down quickly. Design things so it can be taken down and thrown in a uhaul without too much effort. Learn how to BS landlords so when they request an inspection you can hold them off for a few days.

"I'm out of town for another 4 days and I firmly request to be there during the inspection, please wait until I return."

Weren't you just talking about how you're moving to CO to do mega greenhouse grow? Kinda sounds like you're in over your head.

Did I say I was moving to CO? I have remote property in CO that I can buy on the cheap. For the foreseeable future I have a lot I need to do in CA. Thanks for doubting me.

I know of another saying "if you don't have anything nice to say quit running your punk ass mouth in my thread" or something like that. Thanks for all your help buddy :wave:

Good luck @oceangrownkush. I'm first time hunting too...switching from residential to commercial.

It's not that easy...stay positive!

Haha for sure. I did antagonize zero there, to be fair. Funny you mention craigslist, I was shooting off all kinds of emails the other day, sure enough a spot working a 20 lighter sifts up.. Extra 1600 a month for what will be a few hours of work a week once I convert their current bullshit to coco on drippers.. Also ended up that their entire veg/flower areas are completely infested with broad mites, so its a chance for me to test out all of the IPM protocol that has served me so well on a truly infested garden. Should be able to lick some broads in short order, which I'm sure will be met with applause and accolades... Turns out dude running broadville is well connected with property owners locally, so I should be able to follow this lead to a dope spot!

Many thanks to the IC heads who helped spur this turn of events, good tings to come!
 
This is my philosophy--

Do you want to ask permission, or beg for forgivness? Chances are you are going to be found out by the landlord. Personally I feel a lot better when everyone who "needs" to know, knows. That means the person who is ultimately in charge of you staying there. Make sure you have a collective and maybe even have the LL call you Lawyer. MAke sure its a win, win situation. There are plenty of LLs who are chill

Currently in the same situation looking to transition from residential to commercial space.. thanks for the current advice in here and will be tracking and sharing what I find out along the way.
 
It's harder at first o be up front with a landlord but a lot less stressful overall. $2.00 a sq. ft. Seems to be common.. Ask warehouse/commercial brokers for any referrals if they aren't 215 friendly
