Growing in a Large House vs Commercial(Pros/Cons)

So besides the large space and better electrical rates... why is growing in a warehouse better or worst than a House?

Is it harder to get into a very nice home due to verification of Income?

Is it easier to get a warehouse since all they do is a credit check?

As a tenant and MMJ grower you have more rights in a Home vs Warehouse...

I'm feeling a huge house this next round vs Warehouse after what just happened with my great flood Exp...

What do you guys all think...I know the Bay Area homies by far have the most expensive Real Estate so I can already guess what they'll Say :)
 
I think a big thing is it's a lot easier to fuck up a house compared to a warehouse.

I've seen houses completely ruined my mold from the house being stuffed with plants and sub-optimal drainage systems.

Not to mention in houses you generally gotta do a considerable amount of modification to the structure (cutting holes for ducting, drainage, etc), which is definitely not legal without the owners permission, which obviously puts you a compromised position.

With warehouses many people just build rooms within it, so they're not really modifying the existing structure so to speak. Also since no one will be living there, you don't have to worry quite as much about things like moisture levels and using pesticides. Also warehouses are almost always concrete floors, whereas in a house only the basement is going to have a concrete floor, and wood floors/carpeted floors can get really fucked up from water in a house.

Just a few off the top of my head.

Either way, people do it successfully obviously in both situations. I think for the larger-style op though, a warehouse is more practical hands-down.

I'd say depending on the purpose the warehouse was built for, you'd find many advantages going that route. I'd imagine it had existing air handlers that are more than enough to heat/cool the place which is gonna save you big bucks on buying mini-splits for a house operation. I'd also imagine that the warehouse has a much higher amperage electrical service run to it so you have wayyyy more room to expand if that's what your trying to do. Not to mention concrete floors, sprinklers, floor drains, the seclusion from crowded neighborhoods and theives and the need to black out windows and look over your shoulder, I'm having a hard time thinking of any advantage a house would have..... maybe lower rent?

I like warehouses, but people are on to the game...

If the landlord is not suspicious, your neighbors will be unless you have a front/actual business going on...

Im in the same situation as you, looking for a bigger spot. Im NOT even considering a warehouse right now....

Im looking for a 3000+ sq ft, 5 bedroom, dual AC house where people vacation during the summer...

warehouse is more expensive... materials & build out of a structure, roof top a/c, up to code electrical (if above the board)... city inspectors/fire/cops, extra security measures like remote cams. if above the board, they might even require proper fire protection within the sub structure, special hvac alterations. often its harder to prevent odors from leaking between multi unit buildings as well. everything is just bigger & more expensive... plus the drive, makes doing even more of a chore. but plenty of underground ghetto commercial grows that do it on the cheap too... just got to turn a blind eye to some things & hope for the best.

Warehouse build out can be supplemented by the Shipping Containers... you can rent these things for $100 dollars a month...lease to own that shit...they are only a few G'z to own..

You have to find the right set up... my homie who put me up on game with this set up... he's going to take pics for me of his spot so I can show my contractor how I need things set up...

Getting the right size Forklifts to set the containers in place... laying the electrical/AC lines under the Concrete... and having a warehouse that has a large enough roll up door to bring the Containers in ...

I just love the fact the containers are WWT aka Wind and Water Tight


House on some remote property is pretty insane though...lots of septic tank homes out in the Inland Empire :)

3 Phase Power is pretty nice in a warehouse...

With a house I would be a bit paranoid if your neighbors are people who stay home all day and pay attention to who's coming and going...in a huge house... pulling that roll off solo without a few cast members can be a bust in its own right ... depends I guess how you play the role

I have done both. Each has its pros and cons.

Warehouse is easy to set up. Just build some rooms add electric AC and you are done. You have a clean slate. But if nobody is there during business hours it looks funny. No UPS no customers no garbage... looks funny.

House c@can be more private but tougher to set up around d existing structure.

Legal or illegal grow? How big?

I'll never do another illegal warehouse.
