We just got notice from the landlord that they want to put the house back on the market for sale... We rent...

Our lease is up June 30, we were going to renew for another year.

They said we can stay for the whole year if we want or do a 6 month lease. If we stay for the year we will have to deal with them showing the house to potential buyers which means the house will have to be spotless...

I don't want to go too far into detail but we don't really enough money for a downpayment on another house and we don't want to be stuck renting again.

I AM NOT ASKING FOR ANY GIFTS OR HAND OUTS! I DONT WANT ANYTHING FOR FREE!

Just a little comfort from fellow stoners that have dealt with hardships before. any ideas?

stay for the whole year and have more time save up but yet deal with potential buyers and not be able to grow?

what does everyone think?

look in to some contract for deed houses. this is the solution to many with credit problems or questionable income. its an option

after a quick search still seems like you need a downpayment... do you know if it is simliar to a downpayment on an apartment or similar to downpayment on a house?

We don't have enough for a 10,15,20% downpayment... but 2 or 3 g's is doable...

Sometimes you can get a land contract for a couple g down, high intrst though, good luck, something will turn up as long as your force is right.

It pisses ya off big time don't it sour ??? i've had it happen twice in the last 3 years !! the last house the LL rented to us knowing the bank was foreclosing on it . i didn't find out till 7 months later when someone from the bank dropped off papers at the house saying we had 90 days to vacate !!! that MF'er is still hiding from me !!!

keep yer head up brother , things do work out in the long run .

Been there myself...
Get your flavors together and pack up. Look for a spot where the landlord is cool with your "private" lifestyle. There are more out there than one would think. Be straight up and tell them that you like your privacy. Make sure you give them enough money to erase their concerns and rock and roll. IME...it's that easy. I don't know the size of your grow but if you are just trying to slide in to a spot until you find your grail, a small garden should be manageable.

Look brotha, if you have the brain wattage to overcome all the obstacles that come with running an indoor operation, you WILL figure this out.

how motivated is the landlord to sell the place? if you can get it financed you might not have to worry about landlords ever again.

DJ... no money down homes? I have never heard of this... I'm sure we will be talking to a real estate agent soon enough...

Greenmatter... are you saying finance the house I'm currently living ( renting) and just buy it? that does seem like the simplest option... our landlord wants us to buy it but it is not the nicest or newest house and there are a lot of things to deal with fixing if we decided to stay here for the long run...

Plus they are asking for way more then it is worth... however we manage to get the money for a downpayment, I want to be for a place that I actually want to live and grow in....

DEPENDS ON YOUR CREDIT...BUT YOU CAN EVEN GET THE OWNER TO PAY THE CLOSING COST....SOMETIMES THEY JUS WANT TO MOVE THE PROPERTY...POKE AROUND THE NET YOU WILL FIND MANY OPTIONS...LIKE GREENMATTER SAID, IF YOU LIKE THE HOME AND HE LIKES YOU, HE MAY DO AN OWNER FINANCE DEPENDING HOW MUCH OF A HURRY HE IS IN. yes while the simplest would be try and buy this house. it is not the smartest option for the long run. there are more factors then just my grow here though. I will be doing some research. once again thanks for all the support!

the market is rebpunding, so people that were stuck on a house are starting to look to sell, figuring they can get closer to their old values... but, th arent going to get there yet, so they might be able to sell for more than two years ago, but not as much as they used yo be valued out. sounds like the owners are sending out feelers for a decent price, and have likely wanted out of the house for a while.

pitch them on a possible buy at the end of the next fiscal year, after another year on a 'rent to own' contract. basically, offer them a larger monthly rent (say 2-300 over current rate) where the difference will go towards a down payment (say 10%) that you will havr at the end of a year. the extra each month goes towards that, but you will owe several grand to complete it, and convert to am actual purchase agreement. you wont actually doit as u dont want the house, but it keeps them off the market and they get the extra 2-3 per month over rate. they can just poc ket the cash and list at the end of the year. or you can put the rest of the down & purchase, if u change ur mind. likely house values will be up again, so they will be able to sell for more in another year.

should be a win-win for both of you. just an idea, as would be :easiest'.

Anyone know good areas in upstate PA or NY, that are kinda away from everyone but close enough to travel to a city for work?

Looking for a decent size house in a nice area for cheap... lol isn't that what everyone is looking for?

if it was me i'd do the 6 months.
save up your $ for another rental,or down payment for a house to own.

mean time ask your LL when potential buyers might show up....so you can keep on growing.
as far as i know LL's are suppose to give you a 24 hour notice before entering the rental.
24 hours is plenty of time to clean things up.
but on the other hand if your LL has potential buyers coming every week it would be a pita.


just make those seeds..you'll be fine!

yes the LL says that if we do the 6 months we won't have to deal with any potential buyers... if we do the full year we will have to deal with them towards the last few months...

I plan on having everything clean by Decemberish anyway just to be safe...

Growing in a rental is no bueno unless you're legal.

Too many unforseen instances can arise to force you to break down in a hurry. Just be happy you have a small grow and don't have to tear down and hide a multi light op full of trees.
