Fuck...appraisal inspection!! HELP!!

Been grooving in this spot for 2.5yrs now no problems, landlord loves me. However I got a text today saying they are refinancing the house and need to do an appraisal on Monday!!!

I have 32 OG's 5wks in!!!

Stressing here. There is no way I can afford to lose the crop.

Uhual? Load it all in tomorrow night?

How can I keep the smell from escaping, I dont want to drive very far for obvious reasons, and the neighborhood Ill be parking in isnt exactly nice.

Suggestions for quickly covering the hole in the ceiling? Was thinking of hanging a big tapestry.

You just got lucky....

I've dealt with this a few times renting. The only place they did not look was the attic. The last time...I made sure to not be there and had the garage locked. Wife tells them "Sorry my husband must of forgot you were coming and to leave it unlocked" To which he appraiser said, "No problem, I'll come back tomorrow"...

Now...locking a closet or something...you can get away with that....but if your flowering...I would rent a uhaul...or in my case, I bought a resin shed and out in the back of the yard they went.

I had an appraisal for finance recently also. Went through every room in the house; attic, both floors, basement, even detached garage that is heated. Took pics and notes on all of it.

Oh ya, they looked at the outside too.

Took me a week to break down and two to rebuild.

id get some more quick information as to what theyre going to be doing... dont leave yourself guessing whats going to happen. straight up ask.

then make your decision based on that answer, if you have time.
but if theyre coming into your place. get that shit the fuck outta there, is what i would do. shouldnt have to second guess that one.

been there myself, every room, every square inch inspected, inside and outside, dude took pics and measurements.
3 days to tear down, 2 days back up and running. if your plants are in darkness for more than 3 days, it's going tocause a loss of product and stunt the growth big time.
It's not fun, I put everything at my other home, not many can do that. In a rental truck I ran extension cords heater and lights to the truck.
never a worry from our neighbor or your sorry ass S2B

lock the room , say its rented out for storage, give them dimensions... have a carbon filter... cook a buncha smelly food that day

damn, yall saying a few days or a week to set up and breakdown? wtf? is that a whole house?

from my estimates, i should be able to dismantle the whole room and get it all into a truck in 5-6 hours. Setup will obviously take slightly longer, but Im gonna have a buddy helping me too.

plan is to load everything sunday night. appraisal is monday morning 12-2. have everything back in and running by monday night. fat ass lock and lots of ona for the uhaul. cant decide if i want to leave the truck alone or stay in a watch car across the street.

If you are medical, you aren't allowed to grow in a rental? Or you never disclosed that to the landlord?

Are renters protected under medical law ? Is the landlords property less valuable if it is being used for a grow?
 
Get a uhaul, zip ties, black roll of plastic @ lowes, metal ducting tape, and 3 mil black garbage bags. Depending on the height of the plant either put the whole thing in the bag or put the bag on them from the top instead of bottom. Use the wide plastic from lowes comes in big roll with the metal silver tape use for ducting to make a wall on the inside of the uhaul to attempt to contain smell. Cut a hole int he center of the plastic wall to get out and tape it with silver tape on the the other side.

Good luck....careful where you park the uhaul....and careful unloading it cuz it will fuckin reek majorly.

PS get a big truck so you can slam the plants in the back so the rolling door does not hit the temporary plastic wall...

My wife is a Real Estate Broker and with all the new mortgage laws they will for sure be coming into your house for the appraisal.

I would tear down better safe then sorry. Maybe 7-10 years ago when they had 200 houses a day in the housing boom to inspect like mine they drove by once just to make sure there was a house located there. Now when the government is getting picky with the bankers about this shit they are going to cover their asses and inspect.

Goodluck and a big pot of grandmas brisket and sauerkraut cooking they are going to be pinching noses at the curb.

Burn some popcorn in microwave and fish/bacon in a frying pan! Lock the door to your grow. If that dosn't keepem at a distance just shit ur pants, that always works!

I just want to add that I think tearing it down is the best advice but I have also been in the exact same situation except it was an insurance inspection because he was changing insurance companies and at the time just like OP says I could not afford to lose my crop. It was an insane risk to save it and it did work but it was incredibly risky loading and unloading the truck in a friggin suburban neighborhood at 12 am in the morning. IT REEKED nothing you can do about that man....

The fallout from me losing that crop would have been TREMENDOUS! I swore I would never put my self in a situation again in the future and make sure when I grow that I do not have to rely on the money from that crop....If I do not have 'oh shit money' I do not grow. Same thing goes with having lawyer money...

Ive been through this before i know it sucks and will stress you the fuck out but its the nature of the game,this past summer,had 3 greenhouses and a garden plot along with a 6k op,I had only found out they were coming the morning of by another tenant who rents from the same lord of the land,so what i did was bought a few 60 x 40 tarps and some 20'pvc and rebar,i covered the greenhouses with the tarps and built a frame out of pvc around the garden plot and also covered with a tarp but made it apear to be the shape of a boat.i then rented a uhaul and packed it tight with plants and equip and just left it in the driveway.All of this was done before noon and I started at 9 and I did this with no help.you should have no issues,get a uhaul and leave it in the driveway if you can,they arent there to inspect that.just make sure the house is clean and smells nice, cover the holes you mentioned with anything that looks right,and if you can fill the cleaned grow room toss a bunch of shit in there and say you use it for storage if they ask or even better,act like your painting it,put up some painters tape along the trim and throw a can of paint and a brush in there and all will be well.I have 33 acres and a half mile driveway,they were here for 15 minutes and were very nice,seemed like they were focused on the foundation, roof and chimney,they didnt inspect every room but they took pics of them. the appraisers are they for adjustments for insurance rates so they are looking for things they can add on so if there has been nothing new added to the property then there should be no issues or questions for you.hope some of this helps,just think dude it could be the cops who are coming to visit not insurance appraisers/adjusters,be cool,be calm be a pro,i wish you the best
