Making sure they stay up out your biz is the most important thing.

Try a rental agency. If the owner uses one that means they want nothing to do with taking care of the property in the first place, and the property manager just wants the rent on time...

This is a smart idea. If the rental agency offers a service for real estate investors.
You can contact them anonymously as a homeowner looking to rent his house out and ask ALL kinds of sketchy questions that you can't as a renter.

"how do you guys make sure my house isn't being used for drug production? will you inspect it?"

and then if they say something like "we don't inspect, we vette all new renters to make sure they are upstanding people, this is how we protect you" This is a common answer and means you won't have any visits unless maitainence is required usually.

Honestly..in a rental..its ALWAYS a risky deal..unless the owner is some foreign investment banker who owns dozens of houses..in which case he jsut wants his check every month...

in a rental..you HAVE to be paranoid..im talkin' full on crackhead hearing voices paranoid...you have to expect random visits...either emergency or scheduled...water leaking?.....visit...power went out..visit....rehabbing...visit...most landlords are nosy little pricks..so you need to be on guard..and have your eyes and ears open...

you have to be ready to tear down in less than 30 minutes...and dont go out much....do your grow....then pack everything and go out everyday if you want to...DONT bring anyone..no hot girls..not your cousin's bestfriend's girlfriend..NOBODY...have the odor control down packed...

and not to sound mean...but 15k and your looking to do a rental?????....lol...someone has deep pockets....so that means you have options..take care above all..at ease captain

I agree rentals unless everyone is onboard is such a bad idea.. I would not grow where I live if I could get around this. I would have an out building if possible. Nothing worse then a landlord up your ass about his/her place and rightly so. Don't treat other the way you don't want to be treated and all should be well . Not to mention the health of mold etc.
Funny you bring this up now because here in Van BC they are also having a hard time finding places to grow and these ppl have their lic to grow they just don't have a place. So the clubs have turned to Craigslist to ask if anyone on craigslist is willing to rent their place out for growers. I can't say I've seen the ads just heard about them headband 707

Yeah man..trust me I learned the mold shit a few years back...as far as growing where you live..TO ME...its less stress jsut growing it in your own house..

then you dont have to worry about your grow getting ripped..busted..etc...you KNOW if shit went down haha...

and yeah man...to the o.p..its DOABLE with a couple closets..maybe a room or two...couple 400's...but 15000 watts man???

in a rental...NOOOOO WAYYY...:tumbleweed:

haha..blunt but oh so righth man...I have my questions..but then Im only running one or two 400's.....if I was to one day run 15k+...shit I hope I got it righth by then haha..if not,renting will be the last of my worries.....

I really don't mean it to be offensive - but there is a reality you have to face...

Myself - PERSONALLY - my biggest prevention to expansion - is my lack of knowledge towards electricity and building a proper control panel...

I'd be flipping 2k but instead run 1k - there are just certain things you MUST LEARN in order to do larger grows...

It isn't common to know a licensed electrician willing to come set you up to make a couple 100k a year - without wanting a kick back...

I mean - really - these kinds of thread just make zero sense...

The phrase - biting of more than you can chew comes to mind - I've been guilty of it myself - it happens.

So don't get all offended - take it as REAL advice - rather than being strung along and destined to failure...or worse - prosecution.

U look for out of state landlord....
landlord that will allow U to do maintenance , and submit the cost for the rent...
a landlord that will allow U to grow..... times are a changing... its more and more common
specially if the dude is going to loose the property over lack of rent stability....

You should not be running a 5 digit wattage show unless you:

A. Have over 5 years commercial growing experience
B. Know how to properly wire a 120/240v sub panel and circuits.
C. Know how to properly frame walls/ceilings, insulate, panel ect...by yourself with no outside help.
D. Can install a mini split or air to air split A/C...by yourself with no outside help.
E. Odor control, security, don't have people come over, ect.

There are many many more but these are the basics

The first thing I learned when I knew I wanted to setup a 5k is how to wire a sub panel and build rooms....by the time I got to my location everything was already planned out...
Flip flops and running lights on 240v will allow you to run more lights safely.

I see too many people setting up multi kilo-watt grows without even knowing enough about growing....
Anything over 2kw you become more than just a grower...you need to be completely self sufficient in every aspect...from build to setup to growing to product out the door.

You must able to fix any problems immediately...once again by yourself with no outside help.

Not trying to be an ass but that's what it is.

100a service won't cut it for 15k

With 100a service you could squeeze in 1kw veg, 8kw flower (two 4kw rooms flip flop)
5k constant is 25A @ 240v
Two 1.5 ton mini splits 30A @ 240
2 santa fe max dry dual xt dehumidifiers 15A @ 120v
9 oscillating fans 6A @120v
Two 14'' max fans with 14x48'' phresh filters 5A at 120v
10'' max fan with 10x39 phresh filter 2A at 120v

That's about 80-85A which is the most you can safely pull on 100a service...

If you need 15 lights you should look for somewhere with 200a service.

200 amp panels $1500 -$ 3200 in norcal add 1k for socal. when you figure your wattage remember lights are considered a continuous load and need to be figured at 125% by code I use that as a minimum so watts divided by volts X 125% = amps

Check the main for amperage rating maybe room for anorher panel.easier to rent another space with more power or scale down the op.
