I have a 3kw setup in an area detached from the house. Some electrical was put here by my professional electrician and everything was wired up right. everything is very tidy and organized and presentable as far as grow rooms go. I maintain the house and property very well. My landlords are young and have 3 little kids and one of them spends half the year outside of the country. My numbers are good btw. They are wanting to come by and get some things from where the grow area is specifically. I think I can by pass it today but eventually they will see it. What do you guys think are the chances that they will not flip out? Any ideas on what to say to them?

there not going to like it. I would keep them away for as long as I could.. Growing on someones property is risky.

Pack it up, hide it and put it back out when they are gone. Seems like a bit of work, but it's what we gotta do. Peace GS

I voted to tear down everything.

Just for the sake of keeping what you do to yourself and only yourself... never know what might become of them knowing, even if they act 'cool' initially.

Don't breach security. Lose out on a cycle to preserve the ability to keep growing in that spot in the long run..

Personally, I'm in the process of building a grow in one of the spots I'm renting.. been there for 6+ months feeling out the landlords, (vietnamese foreigners), and it seems pretty obvious to me that if they do complain, I'll just have to pay an extra hundred or two a month to keep them happy. If you don't have to show them, like I will have to in my situation, I definitely wouldn't.

Do a real tear down if you go that route though... only takes a small sign or two for someone to figure there was a grow show goin on.

So i'm either going to tear down and put it back up or move the grow to another location. For the tear down I'd just take all of the obvious grow equipment out but i dont want to take down the temporary walls and panda film. Is it too sketchy to say that its like a paint booth or something?

hiya, tear it down man, apart from them not liking it and contacting police etc, they could also decide they want a piece of the action and we know where that leads, end up with a partner you never needed , it will end in tears, move or tear the fucker down, cheers s2:)
 
Well for a start they will probably not be happy with the renovations you have done to their property, and secondly they might be worried you will flood the carpets or something.
By the way, 3k seems like a lot of light for a personal grow; you must be on a very high dosage of medication!
But anyway fix it so it looks just like it was last time they saw it.
If they know you smoke and grow it might also lead to them making character judgements about you, and they will turf you out first chance they get.

Chances are, it is against your lease to make any modifications to the property, without owner consent.

I would take it all down.

My landlord came through today, saw that power and water had been run out to the garage and went to the lawyers office for an eviction on the grounds of modifications to the property without consent. My landlord was very calm about it and said it broke his heart to have to do this but there would be a posting on my door tomorrow. He said that they were not going to file any personal suits against me but there would be legal ramifications, ( i'm assuming directly because of the legal process of getting evicted)

Does anyone know how many days I have to leave the property in washington?

Because my grow is legal and I'm under 15 plants I'm not tearing down until I move.

Any general advice?

Well I would be pissed if my property was altered without my knowledge so I can see where he is coming from. That being said if you do have a good relationship with him talk to him about it, see if you getting documentation saying it was done properly would be okay. Ask if you would be able to stay if you were to pay an amount that he would see as fair for the alterations. Last thing I could think of would be to see if you would be able to stay in your place but you would be willing for pay XXX more per month which would make up for the amount of money it would cost to fix any alterations.

Most importantly:
Be willing to negotiate he's renting it to make money after all.
Be civil
Remember he is not the bad guy, he owns the house after all.
Remember BE CIVIL.

I sent him a text last night saying that I apologized for any stress this situation has put on his family and that i wanted to help with the eviction process. I stated that I wanted to at least pay for any repairs and that i was willing to make those repairs and that he could contact me at any time. The eviction is supposed to be served today and after that his lawyer is the only person I'm allowed to contact so i'm hoping my landlord will come around and talk to me.

Oh, also he speculated that there was illegal activity going on the property and i also assured him that everything going on on the property is legal as defined by state law. Marijuana or drugs was never said between us

Well thats positive. I would start looking for a new place mind you but beforehand talk to the landlord about their policies. I guess if cops end up showing up I would not be surprised to inspect things however.
 
No need to go out of your way to be nice or offer repairs. Before you rented from them you were probably perfect strangers, its just business, move to a better spot.

Because it's not like the next place you rent from, won't want references.

You better not put his house down as a place you rented, I would say you have been staying at a friend's house.

Why tear down? If he wants you out, your out of the obligation to pay rent. And you're free to go find a new place. If he's cool then you can continue on.

Kind of a dick move to throw it on him like that, but fuck it right? You have a right to quiet enjoyment. Although getting electric work done on the property is probably a violation of the lease. But again who cares if its to code.

Bud money spends just as well as the rest, good luck

Landlord just can’t evict you, they have to give you about 30 days notice sometimes even 60 days notice that you will be evicted. I’m assuming you have paid first and last months rent. So you have paid for the month of February already, you still have 30 days in March. In this time you can look for a place to rent. If I were you I would put an classified add on Craig list, or Kajiji, with something to the affect of this:

Looking to rent a place from a cannabis friendly landlord. I have a legal medical license and I’m looking to rent a place that will help facilitate that. Trust me, there are a lot of people that support weed, and would be willing to give you place to rent, “heck” they might even give it to you for cheaper if you were to “help” them out.

That’s just my two cents, and back to your landlord, he can’t say your were doing illegal activity, again you could have had intentions to cultivate tomatoes, cucumbers, or even organic flowers for sale, so “YEAH NO”, only what you let him know will confirm his suspicions.
