One of the things my friend does is build a table for the trays to sit on. He puts it on caster wheels. This enables him to do what sir smoke a lot said, and keep his lights closer together. When he needs to get in between to work on them, he just slides them apart. I'm sure you'll make a lot of changes to your design as time goes on. I've found that the only people who don't are those who mimic another persons design, medium, genetics, and nutrient regiment. In essence cloning another persons complete system. All the plants which say they were grown in soil, in my albums, were grown with just add water mix. I added nothing but plain water and some bokashi tea during flower. It's my preferred method for seed runs. Once I make my choice, I grow in Coco. I also use it when I have to run a whole batch of random clones for testing. Now I just want to set it up so that it automatically waters every 3 days, to runoff, during flower.
You can probably manage a room this size, even if there are some inconveniences. One of the things I always recommend is to make sure you have easy access to water, and drainage. Drains in the floor would be the best! Once you tear out the carpet, I would consider using rubber pond liner. It's really fantastic.
