you lucky bastard!! i have been searching to find a house like that and all the owner financing houses are in really bad neighborhoods, an out of state owner is striking gold twice !!

i am young and dont have the credit for a home loan and am sick of renting but i got plenty of money :)

I have applied for credit cards and paying them off in cash. someone in finacing told me that you need to have 3 tradelines a year that are being paid and you will be able to qualify for any loan. So hopefully this time next year my options will open up

Don`t remember what size that unit is , but it`s at least 1/3 hp and more likely 1/2 hp cuz I ran oversized 325 gal low boy pest control tanks for rez`s back in my Krusty bucket days........regardless....

Aqua-Logic`s the most energy efficient unit on the market and has been the standard of the industry for many many yrs......

They`re also the most expensive units on the market...Seems like I gave 750 bucks plus shippin to Hell when I bought that thing right before I swapped over to ebb and flow buckets with increased plant numbers in flip rooms...

Anyways.....got plenty of time ta get it to yas by next heat spell so no worries......

I want that new spot automated with redundancy to the tits ......Wanna see said property paid in full at the 1 yr cut off period so it can be the first of your portfolio ......and then......

ALWAYS keep a "For Sale" sign in the front yard even if you`re renting to weekend warriors......cuz.....

When the opportunity arises down the road , yas can sell 1 and buy 2....so on and so forth...Pete and Repeat....

Now then......cost efficiency per production room is paramount for return on investment per rotation times rotations per yr.......but.....don`t skimp on anything...ever....

Always have the proper equipment in place for extreme weather conditions , but with proper air exchange a/c`s kickin on come down to a minimum during deep summer except for the daytime 12/12 cycles , but runnin in basements did away with that for me......mileage will always vary from region to region.....

Here's the description, as a reminder:

I used my mocha pheno Sour Bubble. She took 9 weeks to finish up. Some of the best smoke I've had. She had me walking out the door without my keys. Crossed to Reservation Labs Grape Skunk, finish time 9-10 weeks. From RVL: "This is a Skunk that comes directly off of the Pomo Indian Reservation. These plants carry the smell of Grape, Nice lush green color, they are plants that are a little less stocky then the Skunk #1, while carrying the old school Skunk #1 type of high."


Got two phenos:

1) Cornstalk Ultra-Frosty Kushy Light Yielder, 2) Sweet Skunky Ultra-Vigorous but Light Sensitive Banana Maker

Mostly pheno #1. The main difference is the stem smell, #1 is really offensive shit smell, #2 is doody smell but not nearly as foul.

Have been vegging this group for about a week, note the mother plants are on the right. I am going to flower out each of the mothers, as I have a sweet skunk pheno mom that is monstrous.... its the one taking up the top right corner.

And here's the dried nugs, pheno 1 on the left. As you can see they are totally different. #1 reminds me of some "NL" I allegedly picked up years ago for $50/8th. Mainly in the enormous amounts of sugar leaves, make trimming easier!

The bubbles are what accelerates the growth... They release pockets of CO2 that helps to increase production. I don't have any real science to back that statement up, but I bet somebody will believe it... ha ha...

Dude, I had the same experience as you... I even asked DHF if it was in any way acceptable to buy a house in the hood... Long of the short, don't do it... Just keep looking... I was looking for several months. Finally I started looking in a completely different area... when I got an amazing idea...

Here it is... w/o going into too much detail: I'm going to buy vacation properties, grow my ass off in them for 1yr, and then rent them out to "weekend warriors"... Hunters, fishermen, campers, families... whoever comes my way. The thing with low income housing is the people... They're broke. Even if they're doing a rent to own, I'm concerned about the deal falling through and then i have to find someone else to sell the house to. I have to worry about them trashing the place, stealing the plumbing before they leave... FUCK THAT! Vacation properties... Nobody had the money right now to go on vacation, maintain their property, etc... Well I do have the money. It doesn't look strange for you to roll in once a week. It's your vacation house! Then you build your portfolio of vacation houses.. a few lake houses, some hunting cabins... and rent them out by the weekend, week, month, year, or sell them.

That's about as specific as I'm going to get on that... but maybe look into vacation houses.

See bro, I just need to set the heat exchange system up right... It works great, I just have to size it right. It couldn't keep up this summer, but I only had a 50g reservoir. I have a solid plan... I'm gonna stick the reservoirs (3 55gal drums) and chiller in the garage, along with the ballasts. Then I just have cold radiators inside to absorb the heat from the lamps and dehuey... Anyway, you'll see soon enough.

The cooling effect from the lake is gonna be a big help w/o a basement (everyone else, this is a lake house w/o a basement)... And I don't live in Hell, so I should be able to manage with a properly designed heat exchange system.

lol... good point. 2 car garage. ;) I need reservoirs for my cooling system, RO, and 2 nutrient tanks. I can just stack these up in the garage and I'm set.

they're like 4'x3.5'x4'... pretty much a cube. I'm trying to figure out how I'm gonna move 4 of them... lol probably 2 trips...

Awesome bro...I ship those all the time....their used for fruit slurries, food liquid products, my hydro whore shop uses one for a "Mac scientist's" special brew for compost tea that ALL the smart growers use.......Angus's tea is dah shit!

I used to have an attached garage in an old house that was too tiny to fit a car really. The garage was attached to the house, but did not a have a door leading into the house. Cool thing was that it had an old coal hatch that gave access from the garage down into the basement.

If I knew what I know now it would have been awesome to toss one of these in the garage and feed a large garden w/ blumats and nothing but gravity. I can imagine filling up a 275Gal tank with lucas (head formula) and just letting it ride the entire length of the grow...hands free.

Yeah bro, I'm finding them from $35-45... the problem is how am I gonna pick up 4? lol... I need to rent a bigger truck just to move my water tanks. I'll probably rent a U-haul and get it all done in 1 day. My wheel wells in the bed of the Ranger make the bed a little too small for hauling these things.

My garage is almost as big as the house... lol The attached garage is a must imo. I love that I can pull in and unload w/o anyone seeing anything. It also makes for stealth venting. That's right, I'm gonna cut a hole in the wall and vent into the garage... :D

lol... It's like the prohibition of alcohol bro... Pandora doesn't go back in the box, she only comes out. ha ha... Anyway, we all know I'm not following the rules. Transportation and distribution however are much more simplified with medical cards. :dance013: It's da healin of a nation mon.

No credit check. Just a deal between the owner and myself. I sent out a deposit, they're flying in, and we're gonna do the contract... Then away they go, never to come back to MI. The house is mine to do with as I please.

I'm not trying to flip the houses... not saying I won't sell the house if the right buyer appears... but that's why I'm buying vacation houses. I'm going to rent them out the the weekend warriors looking to get out of the city. Really I'm setting myself up to live on vacation... cause once this shit is up and running and my property manager has learned the ropes... I'll just be sitting back collecting passive income... Hopefully retired by 35. Really I'll probably be trying to run a hospital by that time... but the possibility of an early retirement is there.

Has SWIM thought about leaving NY? I mean you have connections, right? and NY commands top dollar for AAA meds... I'm not getting what I used to now that everyone is growing here...

alright dudes, here's a few lights on bud shots... @ 8 weeks. I'll take more pics before I harvest. I'll be able to completely take out a rack and take some good pictures. Right now it's more of a disturbance for the plants. They're not as big as they could be, but w/e... I'm not complaining about this run. Even with the issues it's been my most successful grow yet.

I've been talking about how I need to get my veg game straight... Well I'd say I've done it, but I still don't have my clone game straight... FML... I've been pissing money away taking cuts only to have them wilt. Anyway, I'm vegging up all my moms real big this time before I cut them. I have to supply 4 rooms with 1 strain each... Roughly 100 plants per a room... Maybe more if I can pull it off.

I have a few extra plants, so I decided to cut them an see if this fog cloner is going to work... It's just a rubbermaid tub I cleaned out with soap and water, added 2-3" of water, a little H2O2, 1 ultra-sonic fogger, and a tin foil top. If this works I'll go all in and root all my cuts this way.

I put a RO reservoir in my veg room so I wouldn't have to carry water in... and I dropped the pond fogger humidifier in there as well.
