Advice when renting a house and growing

just wondering if anyone had any advice on renting and growing? Ideas on renting from a realty group vs private owners renting out....landlords that actually follow a 24 hour notice in order to come in home. wanting to rent a house when i get back to the states and do a semi decent grow(3-4k hps). just dont want a snoopy landlord or someone that is gonna bug me, especially after signing a 1 year lease. THANKS- any info appreciated!

Try to find a landlord that is busy with the hustle and bustle of his own life to even bother with you. Perhaps a younger owner vs. some retired old man with a lot more time on his hand. In this economy my home is burden to the home owner unless he is keeping it rented without issue. If I keep paying him its in his best interest to respect my privacy to keep me from moving out.

Keep the setup dead simple. I recommend vertical lamps dropped down into a ring of coco plants or stadium style (plants, poly, and pots). Minimal gear to deal with in a tear-down... its really just getting the plants gone and stashing a few ballasts, bulbs, fan/filter. I cannot imagine having to tear down with a basement full of these ridiculously giant reflectors I see people running now. I've also geared my method of growing in a rental to KISS..vertical bulbs, coco, blumats...fan/filter...done... A brute trashcan serves as a discreet reservoir and can be used to stash your ballast,bulbs,cordsets,fan should you need to shut down quick.

I've never rented from a company but can see where it has its advantages with the major advantage being that no person is personally(emotionally) attached to the property vs. a private owner who possibly used to live there and/or received the property after the passing of a family member. This can lead to an odd rental situation because they don't want grandmas house disturbed..

In any circumstance CHANGE THE LOCKS and be clear about having to be given a 24hr notice before entering. There is nothing you cant remove within 24hrs/

Never had to grow in a rental but I have seen many people on here advise that you rent through an agency as they have tons of houses to deal with and are a lot less likely to just drop by or be in your business. They also have all of their rules laid out so you know if they want to do monthly inspections or any other bs like that. And make sure you change the locks no matter who you rent from.

Some killer advice right here!... Almost exactly how I do it.

If anything goes down, I can have the veg tent and flower area torn down in less than an hour.

If you do go with vertical, bare bulbs.... make sure to get some eye protection!!! No.5 welding glasses work great.

the laws are different from state to state so i would deffinately check first,where i'm at the owner has to give a 24 hr notice befor they come in for ANYTHING unless it's a emergency-fire,massive water leakig,shot's fired(man don't laugh it's happened to me) or something extreme like that.

On the non/limited-commercial side of things, there's something to be said for a landlord who's a bit hip. I try to find crunchy granola hippy/laid back landlords. People who have been through some crazy stuff in their life tend to be more forgiving of others. I've found they will warn you before they call the police, or just ignore the grow altogether.

I'm imagining a scenario with a tent or two, about 1000W, and a relatively low-key tenant.

What I am going to tell you here is not quiet what you want to hear, however it is a realistic chance to happen:

Things can and do happen, especially in today's real estate market.

If you rent a property from someone it sure is a good idea (as by others already suggested) to rent from someone who does not live near by. This would eliminate chances of the owner visiting for a check-up.

But that's just fooling yourself.

Reason why is this, and I am only listing a few of the many chances which can happen:

Owner does not live near by but may have family, friends, caretakers etc. doing a check-up for the owner.

Things in today's Real Estate world can and do change quickly.
You can expect having an inspection due to changes in the mortgage the owner could have on the house.
Insurance inspections.
Upgrade evaluations/inspections.

Long story short personally I do not recommend growing in a rental. If it's just a little closet grow - maybe. Not much of a loss if you have to break it down quickly.

But if you plan on growing commercially...I hope you can live with the thought and the very realistic chance of having to break down your main or supplemental source of income.

You will come across posts here in the forum or have people posting this thread they have done it and it went fine for many years.
But keep in mind maybe they just got lucky, maybe it was their very individual situation allowing them to get away with it.

I have done it successfully. After you take care of all the risk management... then you gotta worry about the nosey fuckin neighbors, and 14 yr old punkasses doing break-ins (depending on neighborhood).

It was my individual situation I think -- elderly owner who could not get around easily, had lots and lots of properties, loose lease, didnt take care of the property and told me I could paint it, etc, do whatever the fuck I wanted.

But there were close calls like some punkass kids running from the cops and hiding in my shed/on property. Also there was the potential of issues if he passed on while I was still there. Again the nosey fucking neighbors too always wanting to fucking chitchat.

DHF suggests doing a lease-to-own or rent-to-own. Put a small down payment (0-5%) on the house, have the privacy of an owner because they want you to end up buying the house, blow it up for a year or two, pay off house w/ grow funds, which also allows one to the keep down payment and rent premiums for this option.

Then its on to the next one! (May need to consult real estate lawyer, contract w/ owner for deed?)

Do a house a year for 5-10 years and you are retired, collecting rent from your acquired properties, which, once sold becomes legitimate income I believe?

SWIM was thinking about doing this on a 100-200k house, 3-6k down for privacy? Worth it to me!

Any one care to build on this?

bump this thread. Anyone have any experience on the rent to own? seems like a good idea since you can get into a house relatively cheap and maintain privacy.

I hear property management companies are great to rent or buy from, since they have multiple properties and usually don't care as much about every little thing.

hmm.....the privacy and peace of mind of owning is tought to beat, rent to own seems great on paper...

rent to owns are rare in cali. You cant even qualify to buy without at least a 20% down these days.

One thing to note with rental agencies are seasonal maintenance inspections, pest control, HVAC maintenance, etc. Routinely they won't be coming to poke their nose around, but they will send some sort of technician to keep their hose in shape. Fairly easy to hide stuff from these guys, but you don't want to be surprised with a basement full of plants and a guy needs to check out your furnace...

Change the locks is a no brainer.

The State I am in is cracking down on landlords and growers. They are threatening landlords and telling them if their tenants are caught growing in the house they will lose their property. Now the landlords are hiring a company that specializes in finding out if the tenant has a grow. One pointer I can give is to go through an agency and find a home that has an owner who owns the home outright and lives out of state. A gated community is good too.

just feel out the landlord and make sure you have 24 hour notice before a walk through. worst case scenario you have to rent a truck and storage unit at a moments notice and have 24 hours to breakdown and cleanup. you don't have 6 months of grow garbage piled up that would make it ten times harder to breakdown. keep it clean. do regular garbage runs.

"Rent to Own" is a rip-off in most other situations, don't know about real-estate, but if it's anything like Rent-a-Center or Aaron's then you'll be getting fucked on the end price. Also, every single craigslist listing I've ever seen with the words Rent to Own is spam.

I think "Land-Contract" is the term legitimate people use.

never had a landload respect the 24hr notice rule.change your interior door locks to the grow room.put an alarm sticker on the door.have big can filters.
