Getting new home owners insurance, inspection required?

My previous home owners insurance company is no longer writing policies in my area, so I have to switch. I called one other company, and they require a home inspector to do an approximate "40 minute inspection" of your home. This is obviously a no-go. Does anyone know if all insurance companies require an inspection? I don't remember my last company doing an inspection on my house, or the house I owned before my current one.

Any experience with this?

Never for me and i've owned / insured many homes.

So I am an older fuck. About a year and a half ago, ding dong... NO answer I don't answer to fucking nobody that doesn't call me first. Ding dong.. No answer. Go fuck yourself I'll take a phone call and surf ICmag. Ding Dong. Not going to even look at you jerk off get off my porch.

Fast forward 10 days later check in the mail, insurance policy Cxled, stated reason messy / problems in back yard.

Call and yell what the fuck are you doing anywhere near my back yard?

Long story short, fuck that company I've been insured for years and I pay those I choose, I also answer the door for those I choose. Lots of companies out there that will wright you a policy over the phone.

FUCK all others.

Not for me either. They will send someone to take pictures of the outside though. When you read through they will typically say that they will not cover any damages that result from the manufacture of controlled substances. They will also ask if you have ever been convicted of a felony. I gave the answer Bill Murray gave at the army recruiting office: "Convicted? No. Never convicted." Most insurance agents are personable extroverted types that have a much higher chance of raising a little more hell than the average bear. Like grow forums there are insurance agent forums. Get on one of those and ask and you will get a much more accurate answer. Also check your state insurance departments web site. They typically have insurers in the state give there rates for a given scenario (i.e. excellent credit, married, $250k dwelling). For the best rate you want to go with an agent that is independent and represents many companies and is not beholden to one carrier like Allstate or Statefarm. Ask your mortgage broker or realtor. That's what I did.

Some companies do, and some don't. I also think the value of your home may influence whether they chose to do an inspection or not. If you're getting a half a million in insurance they're more likely to inspect than if you're getting a hundred grand....

True I did not need a inspection. I got Farmers and there is nothing in my policy about controlled substance or if Im a felon.

so. underwriting will determine if they want to inspect interior/exterior. most major carriers in NY are routinely inspecting all new policies. like JJ said, home value may trigger inspection, also prior claims, your "tier rating" (credit score)...

your insurance sales person should be able to tell you the underwriting requirements up front.

I had a claims inspection but never a policy change inspection. Changed two policies in the last ~6 years and neither sent an interior inspector. Whether the outside was checked out I don't know.

uuuuhhhh yeah homie. but like i said "they took a picture". they did not even get out of the car.

i think almost any grow would be able to stand up to that intense scrutiny even if you still want to label it an inspection. it would probably work just fine for the OP. (as long as he shuts off the neon sign and takes down the banner that says "I GROW"' on the day of said "inspection"):tiphat:

Try ids there tied in with American express . I got better coverage for less and no picts . cheap and no problems . Hope this helps.

There are a lot of people who have problems with their homes and are looking for homeowners insurance with no inspection. This seems like a good idea for them but it is not so. Homeowners insurance like any other insurance needs an inspection to know what are the risks involved with your home and the premium is decided accordingly.

So all the insurance companies send their inspectors for the evaluation before deciding upon the homeowners insurance quotes in exact figures. Only then will they issue the policy. Sometimes the owner applies for a loan and for the loan you need to have a insurance. In such a situation if your home is not in a condition to be approved by the insurance company, the owner looks for an alternative to his problem which is the homeowners insurance with no inspection. It’s a kind of catch twenty two situation. You will not get the exact homeowners insurance quotes without an inspection in almost all cases.

One thing to be noted here is that all the good insurance companies will always make sure what they are insuring and they know the condition of the home to be insured with an inspection. There can be options of getting insured with other insurance companies which do not ask much but you will have to bear with much exclusion as no company would like to take the extra risk. You get a lot less coverage that way.

The best way for anyone looking for homeowners insurance without any inspection would be to get the homeowners insurance quotes from all the insurance companies in their area and find out what is the procedure and how the applications are processed. This insurance is required in many cases and you should take an informed calculated decision or it can cost you money. There have been cases where no inspection has been made for insurances but that is the lack on the part of the insurance company.

to sum it up... if you want a shady company/policy.. and don't want near the full value of your home... prolly go with a non inspecting company.

I bought my home 14 years ago and signed up with Farmers Insurance. I have never had a claim & I have never seen anyone from Farmers. I get a copy of the new premium once a year in the mail & a Christmas card from my local agent.

Well more and more insurance companies are doing this, I know because I'm an insurance loss control agent. I inspect about 50+ homes a week. You have the rite to deny the inspection first off... We don't worry about closets, If you say don't go there I won't... I work for 4 major insurance companies... Some are Exterior only and Interior/Exterior. Its a good job look into it....
 
Most companies will bind coverage over the phone.

Just call around (or better yet find an independent broker) and explain to them that you're looking to get a HO policy.

The broker should be able to steer you to a good agency.

Then my company get hired to go take pictures...lol USAA, Farmer, Nationwide and a few more I work for....
