*Need Help with finding Warehouse*

First things first, Im no newbie looking to start some crazy commercial attempt. This would be a 4-6k op. which i know I could pull off in a residence no prob., but the thing is im finding these warehouse for so much cheaper with bigger space. and most dont want first ,last, and security to move in.
Ive heard people say that if its not a Business than it doesnt need to be annually inspected by firemarshalls ect...
Im looking for something with an office as well as warehouse space.
Ive found one for $600 a month, 500 sq ft. Office with 1200sq ft of warehouse space dont know the arrangement or anything but im thinking i can do the show in the office part and use the warehouse for my front which is an Artist studio. (I can paint, which i never do anymore but hopefully that would change).
Just wanted to get some opinions and see if anyone can relate and give me some tips...

yea if no inspections that would be tits. i know here in the bay area, they have these garages that they rent out that some people just rent for storage or a work space for their toys. no inspections, and it would be perfect to blow out a 10-20 lighter.

i realy feel like im missing out because so many people are running warehouses now....

Growing in houses can be a drag. I grew up in a house so I dont necessarily wanna spend all my time growing in one. It all depends om whether you have a supermodel girlfriend or not!! Now that I have a few warehouses with partners it is nice to goto a BIG spot and be able to spill water and coco and not have to worry about it being a residence. At one spot it is a warehouse on a property so there is no rent due and the electric is 1500 a month for 12 to 16 lights. At another spot it is a row of warehouses and the rent is 1100 a month and about the same for electrical. A properly sealed 12 light setup can get upto 30k or way more to start. I bet you could get things running for 6 lights with 15 grand or so.

sounds like a nice sized space, and youve got some reasonable expectations...just go solo, no partner needed on a 4-6k homie !!

I am not a commercial grower, nor have plans to. BUT... I don't think this is true. If the building has any commercial space in it or sublease several units what so ever, you can bet there will be a fire marshall by to check in on you yearly. In my opinion, the security a few hundred more dollars a month on a house would be is well worth it. Warehouses are sketchy at best security wise. If you are worried about a friend or girlfriend finding it in the house, don't live in the same house as your grow.

Dj I love that IDEA! ..And at 600 a month im paying 2 months at a time ..U make me wanna look into warehouses ..I never even gave it a thought bc of my location but youve jus inspired me ..if i play my cards right 2011 can be good..


It would be nice 2 have a front in there tho maybe some little business 2 seem busy ...

My location is very shiity..smh..BUT an half hour 2 an hour away could be promising

dj digigrow i like the idea of splitting the space too, ya know, front and back... your grow space may possibly pass a fire inspection if its very well hidden... but id still be shittin if there were people in unifrom near my plants !!

Why the hell would you need a warehouse for 6 lights? I could see 16 lights...but not 6. That's what your basement is for.

he wanted to grow in 500 sq ft office space, 6k sounds like it would work well, and could be quite productive for $600 rent...if its in bkyn that sour is pricey, he'd be pullin 20g per month easy !!

Im glad u kno it!! ..Me and him might not be 2 far .. :)..But its no way in all hell ur gonna get a warehouse in the city for 600 bucks ..Unless he knos something i dont kno ..even a hour away is till worth it

commercial properties are tightly managed. You are not going to find an absentee owner like you would in a residence. LL can come around for ANY reason. appraisal for refinance, leaks etc. been there

I bet this warehouse is in flex space with lots of other neighbors? Fire marshall is just going to go door to door. No business license no inspection required in areas I have been in. But do you want the fire marshall poking in?

Having people in the warehouse while you have a grow going in the office?? not a good idea.

I'm a patient and was helping a caregiver out that had a warehouse, make sure you've got enough electricity available, and good water. If its a big open one you're going to have to build rooms in it to control environment, that was like 3k for 2 16X30 foot rooms. You have to learn to run electric etc. or have a friend thats an electrician.
There are some really nice things about a warehouse though, I put 25k btu window units into the wall of my rooms and then had them blowing out into the warehouse and had this insane $1k 16" axial fan blowing out a window that was way up high. This thing pulled 12 amps and you could hear it 1/4 mile away, nobody said a thing about it, think that'd happen in a residence?
In my location the inspection happened with the landlord before we even moved in. And in 8 months I never heard a word from the landlord.
I'd still prefer to grow in an office, climate was a bit hard to control in the warehouse, but again if you have bad water there you're going to have to have water trucked in, and that is suspicious (been there it sucks).

Thanks for all the responses and insight..., Im just gonna have to check the place out and get a better feel for it. BTW the spot is not in Brooklyn. Im still a few months from actually launching this project so it gives me time to make a choice. Resi. or warehouse.

No basements where im at right now!, and i already said i know this could be done in a resi., but if i could pull it off in a warehouse and start painting again, why not...
