How to grow "safely" without buying a house..?

Been pondering ways to grow safely at a cheap rate as my capital is not high enough to buy a house right now..
In the future a house will definitely be within the budget but as of now it is not. If I can't grow safely until I get a house thats fine.. I'll have to wait.:comfort:

Budget: As of now I could probably get $10 grand in capital.. Less would be great though!
Equipment: All equipment is already owned.. Expendables like nutes etc won't be in the budget for now..

Take into mind that this is all a brainstorm and will hopefully help others in a similar position.
By safely I these conditions must apply..
1) Scent/Sound/Light protection must be in check!
2) I dont want to "shit where I eat" per say so I'd much prefer a separate grow location NOT linked to my living residence.
3) Electricity must not be stolen or unusual for the type of residence
4) Water must be available or have easy access
5) I MUST have ownership rights of the property.. I don't want to deal with landlords; especially because I won't be at the residence 24/7
6) I will be at the residence a minimum of 3 times a week and will have lights/electronics on timers to mimic me being there. These timers will be changed routinely.
7) I will hook up remote security camera with motion detector + SMS text message warning

As of now I have a few ideas..
Shoot them down in any way possible

1) Grow in a trailer/mobile home park. This would provide CHEAP housing but I'm not sure about my rights in the park. I'd own the mobile home/trailer but I wouldn't own the property as the park would. I've never lived or really been in these parks much so I'm not sure exactly how they work. How is water supplied? Would it be readily available? Also how many amps do these things typically run?
I'm slightly skeptical about rippers/crime being related with trailer parks.. Cops could be around an awful lot possibly.. I haven't looked at the specific parks where I'm going to be living though.

You are not going to get "ownership" rights as a tenant.

Mobile home in a park? Bad idea IMO. too small to support a big electric bill , homes are right on top of each other, neighbors are out all the time etc. What do you mean how is water supplied? Join you local real estate investors club and network. tell investors you are looking for a property that has 3/2, basement, whatever you like.

Ownership rights are what I am looking for here.. Even though I own the RV I still wouldn't get them?

RV's are very inexpensive.. I could get an older BIG ASS model for $1-2 grand. If gutted/sealed off properly I could easily fit a couple lights in.. I'd definetly be more worried about an electric bill and neighbors/cops..
I have enough equipment for a good 1k operation.. Definetly going to need to scale it up if I'm spending this much money on a house..

Joining the real estate clubs sounds like a good idea.. I can't find much on Kijiji (Canada's craigslist) for anything under 50-60 grand.. That's a bit out of my budget.

that is a good starting fund and maybe you should think about making something with a very high intial cost and use the grow money to fund yourself making it bigger.

But if you are in canada weed is a lot cheaper there, I could grow 2 pounds a month and make a easy 8000 dollars selling it all at once.

Ever seen that grow op that was train cars buried underground and run off of diseal generators?

If I could I would just bury one train car and run the whole thing my self, plenty of space, security would be ULTRA tight.

You could even make the entrance so hard to find it would be insane. But your talking you would have to rent a large tractor to dig the whole, then bury the train car, which would mean it would not be something you could hide while you were first starting but just think of how safe you would feel when you got it all done. Then you could just Buy some bullshit mobile home and just park it right over the top of it.

Very high intial start up costs but very safe haha

I'm in a situation like this right now and it is NOT going to happen again.. I hate not being in control

That is the problem.. The market value is WAY lower in Canada and the prices on things are often higher :/

I would LOVE to do the train idea and have been pondering a way to do it for a while.. My main dilema is buying land.. I'd want it in a semi-secluded area but for that to happen I'd have to most likely buy 5-10+ acres.. That's ALOT of cash.
Generators are fucking expensive too and I'd have to lug water and gas out there really frequently.. Probably not an option as of now.

I could easily see myself doing this when Im 40 with a house a stable financial situation..

Owning an RV probably would be sketchy legally. Remember an RV AND a mobile home are treated as cars, must be registered annually and have registration stickers. This COULD lead to the RV getting searched with no warrant, just probable cause. A mobile home would probably require a warrant as it is more established as a home. Anything that is your HOME requires a warrant.

I guess you could gut a trailer.


I thought you said rent somewhere in your post. But everything says own and possibly rent the land to park it. At that point you would have ownership rights except for the above mentioned issues with an RV or mobile home.



Here in the US, your home is your castle and your castle holds the highest privacy rights.

It is just how they view the RV and mobile home especially if you do not live in it

You can find an older model mobile home for under $10 for sure, but finding a piece of land to rent and the cost of getting water, sewer and electricity will be more difficult.

In your case I would just look for a landlord to rent from that just wants his money. Ask for references to other renters of his, call them and ask about how he respects privacy.

My family owns rental houses, as long as they get their money on time, they are happy, never done home inspections, ever.

find older decrepit student party house-that way you know the landlord won't come around
love the RV-substitute a bus and we're on the same page!

If you can find a place to put one, used office trailers come cheap, less than $5k. Some companies even auction them off.

For 10kw or less these would be perfect. The rooms are large and open and there is always a bathroom, a/c and heat included.

Yes.. I have tons of good ideas about places to grow but getting land is always a problem..

I'd like to rent BUT I feel like security wouldn't be the best as I'd only be there every 2-3 days.. I don't like the idea of a landlord coming around while I'm not there.

Party houses sound pretty good! Except most likely they'd be right downtown but I guess if stealthy enough it could work.

The only problem is finding land to put it on!

Drive around the rural areas you might want it to be and look for generic "for sale" signs. You can find the real deals like this and its much easier to negotiate owner financing and selling a small lot.

Yes, as long as people can see it in plain sight it will look weird. Look for a wooded lot.

Alright I'll try doing this.. Do you think a Craigslist ad could work too?

Also how would getting the office trailer wired up work?

If there is no electricity on the lot what happens next?

Would the elec company think its wierd that I am running that much electricity in an office trailer in some random place..?

I will have only a couple lights.. Just seems wierd that an office trailer would have this much electricity. I have seen these things modded into real homes though so people do live in them sometimes!

I'll definetly have to look into buying land on a student visa.. I feel like it should be possible as people want to buy property to live in while in school but I have some research to do on that

BTW, if it's too far out...hunters will find it.

Man, how many threads have you made about this already?

It's a nice dream but it's obvious you don't have a clue, I don't recommend spending your 10 grand on a grow house with only a few lights in it.. you only have one grow under your belt. If your planning on moving up to Canada I want to make a few things clear .. you don't have any connections to construct and wire your room(s), you don't have any connections to get babies or sell the finished product, even if you do have the connections the market here is so flooded you won't be able to move anything unless it is AAA, also up here weed isn't worth $4000 a pound ... try $2000 or maybe $2500 if your growing kush.

If you are growing for profit and not living at your grow that means high overhead and you better have 6-8 lights going and a proven method/efficient set up to cover bills and actually make money. Most people here don't grow in houses they own .. ever heard of asset forfeiture? .. they find someone who is having a hard time paying their lease and make a offer to grow in the house.

You should start small maybe get an apartment and a 1000w tent set up and do a few cycles with that.. learn to grow first .. smoke some people up/make some friends .. who knows where it will lead to in the future .. I can almost guarantee you will fuckup and lose your investment if you don't have a solid gameplan which you clearly do not.

Make sure to find out about water,power,and driveways and so forth before you purchase the land.There is some land for sale where you are not allowed to have these things.
