i'd say custom grow room, so you have a 12x14x9 that you want to make into a 8x10? i too have a space like and same intentions To get a 1.5 pound per 1k light and my first time too so i thought about end up doing a 7x5x8 flower and 4x5x8 veg. big plants less # for me oh and first of all desecration is going to be hard since materials are big ppl gonna be wondering why u bring drywall / insulation 2x4 wood then theirs cutting and noise etc.

despite of that i think its better as you can control heat better, better seal and light proof. (most important) last you can make veg/flower again just make a 2x4 insulat n drywall.

also the cost isnt to lightly when you add up the total i open a HD card to get my stuff.

also find out how much power you can get out safely *** very important.

my 2 cents, go for 600 w in a tent with limited head space, I do flood and drain and have 3 600w in a 4x8averaging 3.2+ LB per crop with an AK, soon to be replaced with a deadly white rhino clone.
I agree with slave 4 sail, tearing down a grow will take ages no matter what its made of, the importance being in the guts, however I think its better to be left with a tent u can reuse rather than a whole lot of building material that cant be.
Ive found with permanent installs, I am constantly taking trips back and forth to the hardware store, no matter what you will be going back and forth.

The only thing I dislike about tents, is room can get limited. Other than that, they work great.

Thanks everyone for all your input! it's been super helpful. I've decided to go with a custom grow room. Now I need someone to help me build it!

Not sure if this is the right forum for that but I live in San Francisco and the person who was going to build it out for me is no longer available. So if anyone knows anyone who's trustworthy and has tons of experniance in the building out rooms, please let me know.

This itself is a good enough reason you should go with the tent.


If you are doing Hydro dont even think about doing a custom room in an apartment. It can be done EASILY, but things can also EASILY go wrong and you will have people knocking on your door.

10x10 tent is the best for your room size.

I can pull 4Lb easily in a 10x10 with 2000watt since venting and co2 is so easy to work in a Sealed! 10x10 tent.

yea i was thinking the same thing...i also saw that you have an apt.....well if you have a non modifiable structure then NO you actually wont have a custom built grow room.....just a space from which you can work in....make little holes in the wall thats all....id say a real, real deal custom built grow room has ventilation and cold air coming into the room and seperate airred light with their own intake and exahast ...yes big holes through the wall and ceilling..no c02....if you did use co2 wouldnt you still need to exhaust therefore requiring modification?...but yea you could use the room as is its a coin flip really which one will yield better....the room would have more height and length to it....however the tents would provide a higher efficiency of lumens per sqaure foot due to nearly all light being reflected back on to the buds....so??? flip a coin

see my post at the beggining seconding this sentiment. land lords suck. do not make any mods to the room you plan to use other then putting the tent in it. the landlord will always show up at the absolute worst time. like when you are transfering plants and have everything open and out or even better during harvest when you have leaves all over and it stinks to fucking holy hell.....

if your stuck on using hydro pond line your floor at the minimum.

i still stand by my advice of using soil for safety on the 3rd floor of a building..

I don't understand when people say that tents are easier to breakdown in the event of a landlord coming in...
Where do all the trays? pots? plants? lights? fans? ducting? nutrients? grow medium? mothers? clones? go?
you still have to get them out or box them. A large wooden box will not get you in much trouble. Lots of grow equipment + plants will!

I would not do a grow more than 5 plants unless I have a backup plan to stash all the equipment and plants.

its simple man. the tents can be made to disappear into boxes and the same with the equipment. Obviously if you are in a panic to rip down everything in your home because of who knows what PLANTS are the least of your worries. they get chopped stuffed into bags and disposed off.

The facts are this. YOU CANNOT TAKE DOWN A CUSTOM BUILT ROOM EASILY!!!! once you start sectioning shit off, cutting holes in the walls to vent air, building dividing walls and light proofing you are talking about at least a day to do a completely shitty job of tearing all the shit out and what do you do with all the materials left over. WHEN YOU ARE RENTING THE RULES ARE DIFFERENT! look at the OP's post. hes in an apartment building.

where all the grow equpiment that was in the wooden box. oh thats right you had to box it all up as well.

Heres the deal. when the neighbor upstairs has a toilet pipe bust in the ceiling and you HAVE to call the landlord because you have SHIT flowing out of your ceiling what do you do. Trust in this youll at least get thrown out for making unapproved modifications to a dwelling that you rent. THATS THE BEST CASE SCENARIO WITH A CUSTOM BUILT ROOM......
