So uhh... my landlord's coming over tomorrow guys & I got a room full of pot

You can believe that won't cut it and that there will be questions that you can't just shove to the side when it comes time to answer them. There is more to this story that I don't believe you are taking fully into account.

I mean no offense and I apologize if I come off as harsh or blunt, that is simply my nature. I take issue with folks assuming the role of the armchair/online lawyer, as some people are just desperate or gullible enough to believe the information they read on forums such as these without also taking into account credible sources.

I'm in the Blue Ridge Mountains, specifically western North Carolina. I take it you're also somewhere other than the west coast. I take the same risks (possibly greater ones, depending on where you are) that you do in order to grow this simple little flower for my friends, family, and those in need. No need to bring out the insults, I hate California as much as you do. :laughing:

I've sat and read through the laws regarding what I've said here, this is the internet, and people are all about fact checking.
I try to stick to posting about stuff I've had personal experience with, and rental property growing, and all the good times that go along with it are one of those things.

The quote I posted from a previous post is how I do things, I guess what I'm saying is it's not necessary to be a "Han Solo" and dump your load of spice at the first sign of an imperial cruiser(hope some other Si fi person gets the reference, lol)
You can stay in your rental property and bar entry to your landlord until they take legal action(court) this part is correct, now in my reading I have found that they can get some pretty quick stuff done in court(matter of weeks) so you don't always have that 30 days for sure.
But they can't(legally) just come by themselves and toss you out or barge in before that's done(court)
I don't want it to go there, but if it must, look it up and come back and post where I'm wrong, I've already gone through a ton of it(reading the laws), I'd rather just be done.

This whole shooting your landlord thing, I don't want to see anyone get shot over anything, when your dead your dead, that can't be undone.
I'm not going to shoot my landlord short of him trying to shoot me, and I don't think anyone else should either.

If they(police) come in and every things still there but the plants, everyone knows what's up by looking at it, of course, and the questions they would ask?
I wouldn't say anything, that's hanging yourself, let your attorney explain for you in court what all that equipment was doing there, but I know the one thing he won't have to explain being there, and that's the plants, I can live with whatever crap they want to come at me with about the equipment.
 
All this "landlord kicking the door down" is just rediculous hyothetical that will never happen in the real world.

Is this hypothetical landlord going to instruct the potential buyer:

"I'll bust in, get the tenant in a headlock, and you check out the lovely apartment."

I don't think so.

Yeah. It got a little out of hand, but really this whole thing is hypothetical. WHAT IF this happens, how to prevent it, etc. Now that it's pretty much done and over with, I guess we went to the basically worst-possible-case-scenario?

Unfortunately for me, I've got a landlord doing similar, and I have no option but to let him show the place....I'm frantically trying to find a new spot for the ladies -I'm two days into flowering my 10-gal ChemD and LUI(Ortega pheno too!), among 20 others in various stages.......fuckin A'.

Pray y'all. Not for me, but for the precious ladies. :(

You are being waaay to naive about this bro, you need to set up a specific time for her to come...agreed upon by both of you. Then you need to get a truck and pack it all up, run a vacuum and get it ALL out of the house. When the inspection is over, move it back in.
If you decide to try to leave everything in place, the odds are definitely against you. The reason she is coming is to inspect each and very room! She will have a key unless you changed the locks and even then she will demand to get in there.

Also if there are prospective buyers, that realtor will want to be bringing them through too. If I were you I would turn this into an OUTDOOR grow.

Listen to the man below you. U-Haul's ARE cheap. Yeah there's a kinda pricey deposit to get the truck, but they charge per mile. Just leave it sitting in the driveway.

You DO have renters rights. You need to learn them and manipulate them to your advantage. There will be a law saying what your landlord can and cannot do in your state. If it comes down to it... change the locks. There's not much they can do in that case. Expect an eviction notice, but they can't just come in. You just need to find a way to let them in without arousing suspicion. Ask for a 72 hour notice so you can have time to "take time off work" to make sure you're there.

You have the right to be present, especially if they're bringing strangers into your home. A 72 hour notice is not an unreasonable request. That'll give you time to move your shit.

Edit: I also found out why I can never find this damn thread. I RARELY venture outside of the growers forums. I thought this was in there somewhere. I seriously just spent 30 minutes trying to find this.

oops. that was an accident.

i had a very similar situation recently i opted for a two phase approach.

i already had installed a new lock (high quality, not door jiggling when shut, a nice tight lock.. Also i replaced the door when i moved in with a heavy solid door. not sure if that helps but i cant hurt.) so phase one was door locked, lights off, carbon filter on (not high enough to hear tho) and my friends home insisting that a girl is in there sleeping cuz she works nights.. which would have been true but not on that day for the same reason.

if they had insisted they would have had to come another day to get the door open, they are not going to knock the thing down.

phase two would have been the uhaul if need be with everything cleaned out. i would have stayed up all night to totally rip down and clean. leaving the pots and lights around means ur can never finish this grow or grow there again for that matter.

Yeah, that's why I didn't get my mother/veg room going. I can pull off a harvest or two in 6 months if I do it right, ended up going with a sorta perpetual harvest? I'm at ~55 day flowering on some, 42 on another, and like 3 days on my mandala#1 and speed queen. I also have clones still in veg.
