Proving Income when applying for rentals

Heys guys been an avid gardener for 6 years. Just quit my job and was looking to upgrade to a bigger house something more suitable for my op. I am interested in a 2 car garage.

Saw some listings on craigslist a couple that fit the criteria needed. My question is how do you guys go about providing info about income when you dont have a job that pays you a paycheck.

Interested in what the big growers do or say, especially when i know these guys are growing full time no time for a "day job."

Trust fund (or something of the sort). No, I will not show you how much I am worth, but yes I will pay the first 4 months of rent upfront if this is somehow a problem.

I am sure others have better ways but this works fine for me. Most of the time they won't even ask for the upfront money.

What you really need to do is open your own business that is a cash dominant one...sounds like you are getting that level.

yeah if you dont have proof of income, they'd like to see a bank statement showing that you can pay at least 3 months in advance :joint:

Where im at you just need the cash.There are places that just wont let you in without a credit check and shit.I just leave those alone.Plenty of places if you have first and last months rent.Ive got a few places durring hardtimes without any money.Just talked our way into it.

But then again im in Michigan.It probably isnt like this everywhere.

The housing market still sucks, it's a good time to be a renter, there are way more houses for rent right now then there are renters looking for them, people are happy to see someone with first and last months rent and a damage deposit ready to go, a lot of folks are still on the verge of losing their houses, they don't ask a lot of questions in times like these.

True good point Kalico! That is one thing i worry about as well had a friend renting a house in a affluent neighborhood, ended up they are foreclosing on it.

Landlord found out he was growing and wanted him out as soon as possible he ended up going to the police and asking is he allowed to kick me out if i am in my legal limits? The cops responded nope, and so he was able to stay and finish the crop.

Worst possible scenario owners having to sell home in the middle of a crop.

this is a easy one.........

look on the internet for paychecks, put all you info on there like a regular paycheck, make sure you perforate the bottom to look like the part that you keep from the paycheck. give it to the kat.....

also with credit reports, find one on the internet or use yours. change info to make it look like your the man and have perfect credit.....give it to the kat........

this is how i have been doing it for 10+ years, works perfectly every time, no problems, good luck!

other than the fact its fraud... check fraud no less....

As smooth as that may make it, come the time any loose ends would bite you in the ass, thats one of em, check fraud ain't a misdemeanor.

sure, but have you ever heard people saying dont break two laws at once? We could count the small things they throw in with cultivation, i.e. sales, on one hand easy, however doing that you open yourself up to white collar crime charges now.

just hypothetical of course...

saying it comes down to the wire and where you got how much money is coming into play (court). They WILL get dominion and control (who lives here) information come the time any bust happens, and if he is doing obviously blatantly fraudulent economic crimes, i.e. photocopies of faked checks and credit reports in your landlords hands, they WILL throw those at him as well to jack up the bail another 75 grand.


all I'm saying is... why bother throwing check fraud into your bag of worries?

just use the trust fund excuse (imo), offer 3 months upfront, if they (landlord) aren't feeling it in this renters market we've got right now, fuck em and move on to the next one.

If you are medical and under your reasonable limits, then it doesn't really matter what you tell em anyways, but you are here asking about how to lie about your income, thus makin me think you've got some money coming in from your hobby, which means you are probably over your (reasonable) limits (unless you are doin huge trees), thus not wanting to bring any extra heat to you, if avoidable of course.

ive been busted with all the "fraud" that i do, way over the legal California limit, manufacturing concentrates, was all over the news.....

guess what? they let me go after they slapped my hand and told me to do it a little smaller next time........

If your just renting and your breaking the law and dont give a fck like krunch you could just place an ad for laborer, and pick and choose which Identities your gonna photocopy and reprint with PVC tray and laser printer.

They dont even have to fill out forms or anything you can just tell them your copying there ID's & SSC for Any Excuse you make up, Taxes, Insurance, safety measures , whatever.

Now you have the SSN and DL you can reprint the plastic ID with your pic and your done.
Do your own Credit report and find one that looks good and there is your identity.

actually, you don't need to go that far. fake name, fake ss # on all forms. not one landlord has ever asked me for my id to confirm who i am, also makes it harder for "them" to find you.

there is no computer for civilian use that matches up names and ss#'s, so you can go wild with that one.

here's another secret, this also works for pg@e!

I agree with this^^^ No need to break more laws than you need to. That's how I see it at least. Everybody has a price. Everybody, no one is excluded from that. With that said, I'm sure paying for 4 months or even up to 6 months in advance while signing the lease the landlord would look the other way about credit info and proving income. I know I would.
