Any landlords in here? Registering a rental with your city?

Hey,

Not sure where to put this so I'm going to try in here.
My questions if anyone could give some insite,


Is it necessary to register a single rental property with your city?
What exactly is this information used for?


Any landlords or people with a rental property or two have any info?

Different states have different rules. And codes vary city to city also. I don't register my single rental with anyone. I do pay a higher property tax rate just because the house is a rental property tho. Tax accessor here doesn't miss much!

My citys website says that its a punishable mm if you fail to comply with the filing of the information.

How do they determine if its a rental?
Say.. its going to be a retal down the road, but currently nobody is living there?

It just seems like some bullshit.

One way they determine it's a rental is when the tenant files a complaint with the landlord-tenant authority. Tenants love to file complaints, and you're setting yourself up to get fucked if they find out you're not in compliance.

I didn't register it. Because I own 2 houses in my town I can only list 1 as my primary address.(same name shows up on the tax acessors roll under 2 seperate properties) Therefore the second house is considered rental property or taxed at the rental property rate whether it's a rental or not. Even if I let it sit empty, it still would call for the higher annual property tax rate. Primary residence can increase 3% per year, 2nd house can increase by 8% per year. Just another way the govment is looking out for me bo.

He's not paying more because it's a rental, he's getting a discount on his primary residence. If he just bought it for speculation and left it empty it would likely get the same assessment.

No registration/notification required in my city. No difference in property taxes either. I would think this would differ state to state.

i have a couple rental properties in a very small town and get sent 'occupancy' questionaires every year from the county recorder but i have ignored every one for the past 8 years i've been a land baron. not that i would recommend that for everyone...it depends on your laws and situation. one of the rentals has a licensed med user living in it for nearly 3 years now without any probs.

Landlord in the house....I always register my rentals and I don't give a shit what the kids do, as long as they don't demo it.I have had some pretty good suceess with some growing tenants.I have them there to watch my property as much as rent it, if they want to grow weed or do coke all night and leave rubbers hanging fom a corner lamp, that's their pleasure, just pay my rent and don't fuck the place up.:joint::joint:
