worked for 4 of my warehouses.....

thats why you get t3 to all those places, run an actual game server thing and make more cash while u smoke dope and play your brains out with the fastest connection to the server because its right next to you!:joint:

I wouldn't bother...The landlords usually come around to make sure you're not doing anything illegal...and when he does, you daid.

Wouldn't bother with what? Telling them what you're doing with the space? You've obviously never tried renting commercial space. Buildings & lots are zoned for certain types of use, and building managers / owners also want to know that the tenant(s) are compatible with the type of lease, building, location, zoning, other tenant(s), their expected cost, etc.

I've rented commercial space for a buddy...the owner lived out of state...he didn't show any interest...yet was around every month seeing what was going on with his property

long story short...rented it only because the owner was a head...then trouble when he blackmailed my bud for a third of his grow...he took video of the grow when nobody was around...threatened calling the cops...oh yeah...totally blew

I'm just saying...the risk comes with the territory...you're rolling the dice.

You dont need 400k to buy a warehouse. You need to think outside the box. Look on craigslist.

Renting still poses an issue since the landlord may come around. I had a legit business and the landlord popped up a couple times. I think they were selling the building and getting an appraisal

If you're going to do it set up a couple mig welders and a few sticks and block the way with them and leave chopped up metal everywhere, a few acetylene tanks, some oxygen, lots of CO2 for your migs.....If the landlord won't bother you raise it up, welding gear baffles alot of people and diverts them.It's worked for me, but I'm a welder....I hate welding too. Loath it ,it's a ball breaker of a job.One year I was welding, diving and growing out of the same commercial space, the landlord was too confused when he showed up and never asked a question.Good luck to ya'!!! You will definitely need insurance on the property,this only costs a few hundred bucks a year and will go a long way in convincing your landlord that he is not at risk of losing his investment in the property. Thus relieved he is not as likely to poke his nose around too often. Change the locks,replace the current ones with high security cylinders,(keys can only be made for person who has the security code). Licensing as a business leaves you open to yearly fire inspections.

you guys are out of your minds.. you dont need any of that shit.. yout not open to the public so it doesnt make a fuck what its zoned for.. you dont need insurance.. you guys have absolutely no idea what you are talking about.

Look find a good spot call them up.. tell them its for storage it doesnt make a fuck.. say your going to store large machinery if you want for your lawn business there is a million things you could say but bottom line is saying less is better and you arent open to the public so no worries about all the other BS or inspectors..

LOL when you get a T3 it is not like a giant pipe that comes out of the wall or anything. Any home with a coaxial cable already has >= T1 already wired.

What I would be more worried about is when you rent commercial spots keeping the door locked. Neighbors who rent the shops around you may mistake you for a storefront type of business and walk in to mingle when they have nothing better to do, me and a buddy rented a warehouse for another reason and the neighbors were pretty bad. The landlord also let himself in more than once. I'd just change the locks and dont act like you're hiding anything. Since we were using our warehouse for legal purposes we walked up smelling like weed. The landlord was like you guys can do WHATEVER u want were like no no its not what u think hes like no really its cool guys, just dont let me know about it, was some 60yr old dude. They just want the rent on time. But I would make sure you cannot mistake your place for a public storefront. Secure the locks. ( duhhhh )

samtodd, seems to me you're an arrogant bastard with something to prove but nothing to provide. Besides spewing misinformation.

Renting a commercial space typically requires more information than "here's some money, I just need to store some shit, WTF are you looking at me for?" Commercial property lease terms generally aren't as straight-forward as your average apartment rental, either.

craigs list, owner financing. There are lots of commercial buildings for sale that the owner will finance. It may involve a wraparound mortgage with thier bank still holding the lien/first mortgage but if done right, all parties remain protected. It will still require more money because the downpayment will be greater than first/last/security.

Also look on some realtor websites. Hell call a commercial realtor and tell him what you are looking for. I found a bunch of owner financed properties when I found a good realtor site to use.

Samtodd and Micro gro are right to a degree. If you say the warehouse is for personal use, you dont need inspections, etc. Microgro is right depending on size of space. Any space large enough to grow in, is more than likely going to be more complex. I have had several commercial warehouses. They usually require some business statements showing income so you can prove you can pay the rent. They also usually require you to have $1M in liability insurance with them named on the policy. The insurance isnt that much 1-2k a year depending on business.
 
Eminem, thanks for elaborating,you have affirmed what I have been thinking. Insurance costs seem a little high but I guess that depends on location and coverage.

When I rented a warehouse all we did was hand the nigga 20 C notes and tell him the name of one of our LLCs. He handed us the keys and said have fun. No income statements or any of that. No insurance, no workers comp If your landlord is askin for that kinda stuff I would steer clear, too nosy. I could see that if you were renting like in a bank or something :p

That's pretty much exactly how it went down when I got my current space.

I just told my landlord it was for storage.

Yes. Our business model was immoral too right ( cant go into details really ) and the guy i was with keeps going SSSSSSH and talkin bout 20 grand a day, like 5ft away from the landlord who is just staring at us. They really dont give a shit. The day we moved in the cops show up, looking for the guy who was there before us.

You should find a grow friendly landlord and throw him some extra, landlords can be real dicks if there not cool with stuff..
